{"id":344235,"date":"2026-09-11T19:04:56","date_gmt":"2026-09-11T19:04:56","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-ny\/344235\/"},"modified":"2026-09-11T19:04:56","modified_gmt":"2026-09-11T19:04:56","slug":"upper-manhattan-empowerment-zone-relocates-hq-to-9k-sf-at-119-west-125th-street-commercial-observer","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-ny\/344235\/","title":{"rendered":"Upper Manhattan Empowerment Zone Relocates HQ to 9K SF at 119 West 125th Street \u2013 Commercial Observer"},"content":{"rendered":"<p>The nonprofit <a href=\"https:\/\/commercialobserver.com\/company\/upper-manhattan-empowerment-zone-development-corporation\/\" title=\"Upper Manhattan Empowerment Zone Development Corporation\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Upper Manhattan Empowerment Zone Development Corporation<\/a> (UMEZ) is moving its nonprofit headquarters to 119 West 125th Street in Harlem, Commercial Observer has learned.<\/p>\n<p>UMEZ, which finances community development in Upper Manhattan, inked a 9,000-square-foot lease at <a href=\"https:\/\/commercialobserver.com\/2024\/05\/urban-empowerment-lease-studio-museum-harlem\/\" rel=\"nofollow noopener\" target=\"_blank\">the 17-story mixed-use development<\/a> between Malcolm X and Adam Clayton Powell boulevards, according to <a href=\"https:\/\/commercialobserver.com\/company\/taconic-partners\/\" title=\"Taconic Partners\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Taconic Partners<\/a>, a developer on the project. The nonprofit was itself a lender on the construction of the 414,000-square-foot complex, called the Urban League Empowerment Center, which officially opened its doors in late 2025.\u00a0<\/p>\n<p>SEE ALSO: <a href=\"https:\/\/commercialobserver.com\/2026\/09\/municipal-credit-union-lease-162-15-jamaica-avenue\/\" rel=\"nofollow noopener\" target=\"_blank\">Municipal Credit Union Signs 6K-SF Lease for New Branch at 162-15 Jamaica Avenue<\/a><\/p>\n<p>The lease term and asking rent for UMEZ\u2019s new sixth-floor office was not disclosed, but the Class A office space likely commands a premium for the Harlem market, where office rents generally range from $30 to $55 per square foot, according to Metro Manhattan Office Space estimates.<\/p>\n<p><a href=\"https:\/\/commercialobserver.com\/company\/newmark\/\" title=\"Newmark\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Newmark<\/a>\u2019s Chris Mongeluzo, Brian Cohen, Eric Zemachson and Chris Ventura represented ownership in the transaction, while <a href=\"https:\/\/commercialobserver.com\/company\/wharton-property-advisors\/\" title=\"Wharton Property Advisors\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Wharton Property Advisors<\/a> CEO and President Ruth Colp-Haber represented the tenant.<\/p>\n<p>\u201cUMEZ is a venerable, long-standing institution in Harlem, and I can\u2019t think of a more appropriate building for them to take up residency,\u201d Colp-Haber said in a statement to CO.<\/p>\n<p>The Urban League Empowerment Center was developed in a public-private partnership led by <a href=\"https:\/\/commercialobserver.com\/company\/empire-state-development\/\" title=\"Empire State Development\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Empire State Development<\/a> alongside Taconic Partners, <a href=\"https:\/\/commercialobserver.com\/company\/lm-development-partners\/\" title=\"L+M Development Partners\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">L+M Development Partners<\/a>, <a href=\"https:\/\/commercialobserver.com\/company\/prusik-group\/\" title=\"Prusik Group\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Prusik Group<\/a> and <a href=\"https:\/\/commercialobserver.com\/company\/brp-companies\/\" title=\"BRP Companies\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">BRP Companies<\/a>. The block-through complex features 90,000 square feet of office space and 84,000 square feet of retail, as well as 171 affordable residences in a 17-story tower along West 126th Street.<\/p>\n<p>\u201cThis lease further solidifies this groundbreaking building as a leader in impactful, mission-driven development and an economic driver for the community,\u201d said Taconic Partners\u2019 George Tsapelas in a statement. \u201cIt is fitting for UMEZ to join the building as a tenant after years of supporting the larger development.\u201d<\/p>\n<p>UMEZ\u2019s new headquarters will allow for a convenient relocation from its 55 West 125th Street offices, located just south across Malcolm X Boulevard. The nonprofit has operated in the neighborhood since 1995, facilitating economic development through job creation, corporate partnerships, strategic investments and small business assistance.\u00a0<\/p>\n<p>Blair Duncan, CEO of UMEZ, said in a statement that the relocation marked an exciting next chapter for the nonprofit.\u00a0<\/p>\n<p>Other office tenants throughout the complex include <a href=\"https:\/\/commercialobserver.com\/2024\/03\/national-urban-league-125th-street-harlem-affordable-housing-retail-office\/\" rel=\"nofollow noopener\" target=\"_blank\">civil rights organization<\/a> the National Urban League, the Studio Museum in Harlem, scholarship provider United Negro College Fund and Virginia Union University.
