Global law firm Proskauer Rose<\/a> has added roughly 60,000 square feet to its more than 14-story footprint at 11 Times Square.\u00a0<\/p>\n

The longtime anchor tenant\u2019s expansion spans floors 31 and 32 of SJP Properties<\/a>\u2019 1.1 million square-foot office tower, located at the corner of Eighth Avenue and West 42nd Street one block west of Times Square. The deal brings Proskauer\u2019s total occupancy at 11 Times Square to roughly 478,000 square feet, according to the tenant. The New York Post first reported<\/a> the deal.<\/p>\n

Hal Plott, Proskauer\u2019s chief real estate and facilities officer, told Commercial Observer that the coterminous lease renewal and expansion added 15 years to the firm\u2019s current lease, which ended in 2031 and spans 14 and a half stories through the tower\u2019s 30th floor. The deal also secured optionality for significant future expansions.<\/p>\n

\u201cGiven our recent growth, the need for these expansion floors \u2013\u2013 and future expansion space beyond those \u2013\u2013\u00a0was something that was very necessary for us,\u201d Plott told CO.\u00a0<\/p>\n

Cushman & Wakefield<\/a>\u2019s Mark Weiss, Jon Herman and Mike Middleton represented Proskauer, while CBRE<\/a>\u2019s Paul Amrich negotiated on behalf of SJP.<\/p>\n

Rent terms were not disclosed, but asking rents in Midtown averaged $95.01 per square foot for direct, Class A office leases in August, according to C&W data.\u00a0<\/p>\n

Proskauer relocated to 11 Times Square upon the building\u2019s completion in 2011, taking more than 400,000 square feet at the time. The firm\u2019s newest expansion will be completed in early 2027, according to Plott, when construction is due to wrap up on the 32nd floor.<\/p>\n

Proskauer\u2019s deal brings 11 Times Square, also known as 640 Eighth Avenue, to a reported occupancy of 93 percent. Other office tenants in the 35-story tower include tech giant Microsoft, global consulting firm Synechron and law firm<\/a> Rabin Pfeffer and Partners.<\/p>\n

A spokesperson for C&W declined to comment on the deal. A spokesperson for CBRE did not respond to a request for comment.<\/p>\n
