{"id":34665,"date":"2025-11-10T11:28:44","date_gmt":"2025-11-10T11:28:44","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-ny\/34665\/"},"modified":"2025-11-10T11:28:44","modified_gmt":"2025-11-10T11:28:44","slug":"new-york-city-residents-really-are-headed-toward-the-exits-but-stay-close-to-home","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-ny\/34665\/","title":{"rendered":"New York City Residents Really Are Headed Toward the Exits but Stay Close to Home"},"content":{"rendered":"<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">Fed up with sky-high home prices and the <a target=\"_blank\" href=\"https:\/\/www.realtor.com\/advice\/finance\/nyc-housing-economics-affordability-crisis\/\" rel=\"nofollow noopener\">surging cost of living<\/a>, <a target=\"_blank\" href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/New-York_NY\" rel=\"nofollow noopener\">New York City<\/a> dwellers are increasingly searching beyond the five boroughs for a new place to settle\u2014although most are not venturing far. \u00a0<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">To identify these would-be homebuyers&#8217; top relocation destinations, economists at <a target=\"_blank\" href=\"http:\/\/Realtor.com\" rel=\"nofollow noopener\">Realtor.com\u00ae<\/a> looked at how many people living in Manhattan, Brooklyn, Queens, The Bronx, and Staten Island were perusing listings outside the Big Apple on the Realtor.com marketplace. \u00a0<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">Notably, the data analysis covers the third quarter of 2025 from July through September, predating the <a target=\"_blank\" href=\"https:\/\/www.realtor.com\/news\/trends\/zohran-mamdani-wins-new-york-city-mayoral-race-after-promising-sweeping-tax-and-housing-changes\/\" rel=\"nofollow noopener\">victory of Democratic Socialist Zohran Mamdani<\/a> in the NYC mayoral election Tuesday.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">The listings data has revealed that most New Yorkers thinking about getting a fresh start beyond the five boroughs preferred to stay within their home state, which commanded 14.1% of their views, making it the most sought-after area for Big Apple residents.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">Compared with the same period a year ago, the share of NYC out-of-city listing views for <a target=\"_blank\" href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/New-York\" rel=\"nofollow noopener\">New York<\/a> State were up 1.1%, signaling a growing demand among those in the Big Apple.\u00a0<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">Continuing the trend of seeking a change of scenery, but not too great a one, <a target=\"_blank\" href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/New-Jersey\" rel=\"nofollow noopener\">New Jersey <\/a>emerged as the second-most popular state where NYC locals were looking for homes to buy, at 12.9%.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">In fact, the Garden State saw the biggest annual increase in the share of NYC residents eyeing properties among the top 10 relocation hubs, climbing 1.4% from the third quarter of 2024 to the same period in 2025.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">New York City dwellers who have moved to nearby towns in Long Island, Westchester, the Hudson Valley, or New Jersey markets like <a target=\"_blank\" href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/Bayonne_NJ\" rel=\"nofollow noopener\">Bayonne<\/a> or <a target=\"_blank\" href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/New-Jersey\" rel=\"nofollow noopener\">Jersey City<\/a> commute to work in the Big Apple while enjoying suburban living.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">Located a little farther afield, but still within a two-hour drive from Manhattan, <a target=\"_blank\" href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/Pennsylvania\" rel=\"nofollow noopener\">Pennsylvania<\/a> clinched the No. 3 spot on the list of states homebuyers from NYC are flocking to, with the share of listing views rising 1.2% from last year, to 10.7%.<\/p>\n<p>This three-bedroom home in White Plains, NY, is listed for just over $699,000, which is below the NYC metro median price. Realtor.comThis three-bedroom home in Bayonne, NJ, comes with a price tag of $625,000. Realtor.com<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">Looking at recent housing data, the financial appeal is obvious: In September, the median list price in <a target=\"_blank\" href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/Philadelphia_PA\" rel=\"nofollow noopener\">Philadelphia<\/a> was $384,900, nearly $375,000 below New York City\u2019s median for the month, according to the Realtor.com <a target=\"_blank\" href=\"https:\/\/www.realtor.com\/research\/september-2025-data\/\" rel=\"nofollow noopener\">monthly housing market trends report<\/a>.\u00a0<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">Pennsylvania also boasted the nation\u2019s most affordable housing market in September, with the typical home in <a target=\"_blank\" href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/Pittsburgh_PA\" rel=\"nofollow noopener\">Pittsburgh<\/a> costing just $254,950. <a target=\"_blank\" href=\"https:\/\/www.realtor.com\/research\/october-2025-data\/\" rel=\"nofollow noopener\">In October<\/a>, Pittsburgh\u2019s median price decreased even further to $250,000.\u00a0<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">&#8220;There&#8217;s a growing trend of New Yorkers looking to leave the city but remain close to it rather than uprooting their lives altogether,&#8221; says Realtor.com senior economist Joel Berner. &#8220;Affordability remains the driving factor, but New Yorkers are growing more interested in remaining near the city with their next home purchase than they are in going somewhere far-flung to buy a home.&#8221;\u00a0<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">Chris Raad, owner of <a rel=\"noreferrer noopener nofollow\" target=\"_blank\" href=\"https:\/\/harveyraadrealtors.com\/\">Harvey Z. Raad Realtors<\/a> in <a target=\"_blank\" href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/Allentown_PA\" rel=\"nofollow noopener\">Allentown, PA,<\/a> tells Realtor.com that the area of Lehigh Valley, located about 90 miles from Manhattan, has become &#8220;a suburb of New York&#8221; in recent years.\u00a0<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">&#8220;We definitely have seen a lot of interest in coming into Pennsylvania, notably the Lehigh Valley,&#8221; says Raad, noting that the newcomers are drawn to the region&#8217;s lower cost of living and more reasonable property taxes.\u00a0<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">He adds that homebuyers get far more value for their money in places like the Lehigh Valley compared with New York City.\u00a0<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">&#8220;Typically, you&#8217;re getting a lot more house for the dollar amount that you&#8217;re spending,&#8221; says Raad.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">According to the broker, the two main draws for New York City transplants are affordability and a more relaxed lifestyle, while still being within relatively easy commuting distance class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">Sun-soaked <a target=\"_blank\" href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/Florida\" rel=\"nofollow noopener\">Florida<\/a> has long been viewed as the go-to destination for New York City dwellers, especially those of retirement age looking to swap harsh winters for warm ocean breezes for a relatively affordable price.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">And while the Sunshine State continues to attract Big Apple residents, with their share of listing views reaching 10.4% in the summer and early fall of 2025, Berner notes that Florida saw the most dramatic decline in NYC out-of-town viewership, down 1.3% compared with the same period in 2024.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">In the post-pandemic boom years, Florida has been struggling with housing affordability, driven in part by an <a target=\"_blank\" href=\"https:\/\/www.realtor.com\/advice\/finance\/citizens-insurance-florida-claim-disputes-doah\/\" rel=\"nofollow noopener\">insurance crunch<\/a> associated with natural disasters and rising maintenance fees, which are now seeing locals heading for the exits. <\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">But <a rel=\"noreferrer noopener nofollow\" target=\"_blank\" href=\"https:\/\/www.linkedin.com\/in\/anabozovic\/\">Ana Bozovic<\/a>, a\u00a0Miami-based real estate agent and founder of\u00a0<a rel=\"noreferrer noopener nofollow\" target=\"_blank\" href=\"https:\/\/analytics.miami\/\">Analytics Miami<\/a>, tells Realtor.com that &#8220;Florida is continuing to emerge as a path of least resistance for entrepreneurship\u00a0and wealth.&#8221;<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\"><a target=\"_blank\" href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/North-Carolina\" rel=\"nofollow noopener\">North Carolina <\/a>and <a target=\"_blank\" href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/Connecticut\" rel=\"nofollow noopener\">Connecticut<\/a> each captured 5.1% of the out-of-city views in the third quarter, followed by <a target=\"_blank\" href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/Ohio\" rel=\"nofollow noopener\">Ohio<\/a>, at 5%, <a target=\"_blank\" href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/Massachusetts\" rel=\"nofollow noopener\">Massachusetts<\/a>, at 3.5%, <a target=\"_blank\" href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/Michigan\" rel=\"nofollow noopener\">Michigan<\/a>, at 3.2%, and <a target=\"_blank\" href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/Georgia\" rel=\"nofollow noopener\">Georgia<\/a> rounding out the top 10 also with 3.2%.\u00a0<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">Berner notes that although Southern and Midwestern states remain relevant, their share of views from NYC dwellers to Connecticut, have reported a surge in inquiries from <a target=\"_blank\" href=\"https:\/\/www.realtor.com\/news\/trends\/new-york-city-residents-migration-suburbs-mayoral-election-zohran-mamdani\/\" rel=\"nofollow noopener\">wealthy New York City residents eyeing relocation<\/a>.\u00a0<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">Some have cited concerns that Mamdani\u2019s political priorities, aimed at instituting a rent freeze for more than 2 millions tenants and making city busses free to ride, could lead to higher taxes and a lower quality of life. \u00a0<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">Bozovic, from Florida, says her home state is bracing for an influx of high-income NYC residents.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">&#8220;With Mamdani\u2019s recent victory in the New York City mayoral race, we can expect more capital and
