Hudson Yards<\/p>\n<p>By median sale price, Hudson Yards currently sits at the top.\u00a0 In Q2 2026, the neighborhood recorded a median sale price of approximately $6.56 million, making it the most expensive neighborhood not just in Manhattan, but in New York City\u00a0 (<a style=\"color: #0000ff;\" href=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/priciest-nyc-neighborhoods\/\" rel=\"nofollow noopener\" target=\"_blank\">PropertyShark). \u00a0<\/a>There is an important caveat, however.<\/p>\n<p>\u00a0<\/p>\n<p>Hudson Yards is a relatively small residential market dominated by expensive new-development condominiums.\u00a0 Only six sales were recorded during the quarter, meaning a handful of transactions can have an enormous effect on the median.\u00a0 Buildings such as <a style=\"color: #0000ff;\" href=\"https:\/\/www.google.com\/maps\/search\/15+Hudson+Yards?entry=gmail&amp;source=g\" rel=\"nofollow noopener\" target=\"_blank\">15 Hudson Yards<\/a> and <a style=\"color: #0000ff;\" href=\"https:\/\/www.google.com\/maps\/search\/35+Hudson+Yards?entry=gmail&amp;source=g\" rel=\"nofollow noopener\" target=\"_blank\">35 Hudson Yards<\/a> offer large apartments, extraordinary views, extensive amenities and direct access to the shops, restaurants and offices of Hudson Yards.<\/p>\n<p>\u00a0<\/p>\n<p>Why it\u2019s expensive:\u00a0 Almost the entire luxury housing stock is relatively new, with very few lower-priced co-ops or older condominiums pulling down the neighborhood median.\u00a0 For buyers, I would therefore be careful about interpreting Hudson Yards\u2019 $6.56 million median as meaning that it is automatically Manhattan\u2019s most valuable neighborhood on a price-per-square-foot basis.<\/p>\n<p>\u00a0<\/p>\n<p>\u00a0<\/p>\n<p>Weimin\u2019s article, <a style=\"color: #0000ff;\" href=\"https:\/\/www.castle-avenue.com\/new-york-property-report.html\" rel=\"nofollow noopener\" target=\"_blank\">New York Property Report<\/a><\/p>\n<p>\u00a0<\/p>\n<p>\u00a0<\/p>\n<p>2. Tribeca<\/p>\n<p>If Hudson Yards has the highest headline number, Tribeca may be the more important luxury residential market.\u00a0 Tribeca recorded a median sale price of approximately $3.68 million in Q2 2026, making it Manhattan\u2019s second-most-expensive neighborhood.\u00a0 (<a style=\"color: #0000ff;\" href=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/priciest-nyc-neighborhoods\/\" rel=\"nofollow noopener\" target=\"_blank\">PropertyShark<\/a>)<\/p>\n<p>\u00a0<\/p>\n<p>Tribeca\u2019s appeal comes from scarcity combined with an extraordinary mix of housing.\u00a0 You have historic loft buildings, converted warehouses, modern condominiums and major architectural buildings such as 56 Leonard Street, <a style=\"color: #0000ff;\" href=\"https:\/\/www.google.com\/maps\/search\/111+Murray+Street?entry=gmail&amp;source=g\" rel=\"nofollow noopener\" target=\"_blank\">111 Murray Street<\/a> and 30 Park Place.\u00a0 But buyers aren\u2019t simply paying for the apartments.\u00a0 They\u2019re paying for Tribeca itself.<\/p>\n<p>\u00a0<\/p>\n<p>Cobblestone streets, Hudson River Park, restaurants, large loft-style apartments and convenient access to Soho and Lower Manhattan have made Tribeca one of New York\u2019s most established luxury residential neighborhoods.<\/p>\n<p>\u00a0<\/p>\n<p>Why it\u2019s expensive:\u00a0 Large apartments + limited inventory + a highly desirable downtown lifestyle.\u00a0 Unlike some newer luxury districts, Tribeca doesn\u2019t need to manufacture a neighborhood around its buildings.\u00a0 The neighborhood is already there.<\/p>\n<p>\u00a0<\/p>\n<p>\u00a0<\/p>\n<p>Deal example:\u00a0 <a style=\"color: #0000ff;\" href=\"https:\/\/www.castle-avenue.com\/investing-in-large-3-bedroom-apartment-to-rent-out-manhattan.html\" rel=\"nofollow noopener\" target=\"_blank\">Investor client\u2019s 3-bedroom condo in Tribeca, targeting renter demand for larger apartments post Covid<\/a>.\u00a0 Rented out immediately after closing.<img decoding=\"async\" src=\"https:\/\/www.newsbeep.com\/us-ny\/wp-content\/uploads\/2026\/09\/200-Chambers-Street_9A_Living-Room2-1024x684.jpg\"\/><\/p>\n<p>\u00a0<\/p>\n<p>3. SoHo<\/p>\n<p>SoHo ranked just behind Tribeca, with a Q2 2026 median sale price of approximately $3.41 million. (<a style=\"color: #0000ff;\" href=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/priciest-nyc-neighborhoods\/\" rel=\"nofollow noopener\" target=\"_blank\">PropertyShark<\/a>)<\/p>\n<p>\u00a0<\/p>\n<p>Its luxury market is fundamentally about scarcity.\u00a0 Much of SoHo consists of historic cast-iron buildings, and there is very little land available for large-scale new residential development.\u00a0 That means the best apartments \u2014 particularly large lofts with high ceilings, oversized windows and authentic architectural character \u2014 are extremely difficult to replicate.<\/p>\n<p>\u00a0<\/p>\n<p>SoHo also occupies one of Manhattan\u2019s best locations.\u00a0 Tribeca is immediately south, the West Village is nearby, and some of the world\u2019s best-known luxury retailers and restaurants are within walking distance.<\/p>\n<p>\u00a0<\/p>\n<p>Why it\u2019s expensive:\u00a0 Architectural scarcity, large lofts and one of Manhattan\u2019s most internationally recognizable neighborhoods.\u00a0 For international buyers in particular, SoHo is one of those Manhattan neighborhoods that requires very little explanation.<\/p>\n<p>\u00a0<\/p>\n<p>\u00a0<\/p>\n<p>4. Hudson Square<\/p>\n<p>Hudson Square doesn\u2019t yet have the global name recognition of Tribeca or SoHo, but its luxury residential market has changed dramatically.\u00a0 Located between Tribeca, SoHo and the West Village, Hudson Square benefits from something extraordinarily difficult to create in Manhattan: proximity to three of the city\u2019s most desirable downtown neighborhoods.\u00a0 Recent asking-price data puts the neighborhood around $3.49 million, while Q1 2026 sales data showed a median just under $3 million.\u00a0 (<a style=\"color: #0000ff;\" href=\"https:\/\/www.realtor.com\/local\/market\/new-york\/manhattan\/hudson-square\" rel=\"nofollow noopener\" target=\"_blank\">Realtor) <\/a><\/p>\n<p>\u00a0<\/p>\n<p>New developments such as 565 Broome SoHo have helped establish a high-end condominium market in an area that historically had much less residential inventory.\u00a0 And the location is compelling.\u00a0 Walk south and you\u2019re in Tribeca.\u00a0 East takes you into SoHo.\u00a0 North and west brings you toward the West Village and Hudson River Park.<\/p>\n<p>\u00a0<\/p>\n<p>Why it\u2019s expensive:\u00a0 New luxury housing combined with an unusually strategic downtown location.\u00a0 Hudson Square is also an interesting example of how Manhattan neighborhoods evolve.\u00a0 Twenty years ago, relatively few international luxury buyers would have specifically requested Hudson Square.\u00a0 Today, it increasingly competes for the same buyer looking at Tribeca and SoHo.<\/p>\n<p>\u00a0<\/p>\n<p>\u00a0<\/p>\n<p>Deal example:\u00a0 Dining area of client\u2019s prewar condo in Greenwich Village.\u00a0 This was a turnkey apartment, fully renovated and we didn\u2019t even have to repaint.\u00a0 Received 4 applications on the first day of showing for rent.<img decoding=\"async\" src=\"https:\/\/www.newsbeep.com\/us-ny\/wp-content\/uploads\/2026\/09\/28_East_10th_Street_4A_Dining_Room_final_VS1-1024x684.jpg\"\/><\/p>\n<p>\u00a0<\/p>\n<p>5. West Village<\/p>\n<p>The West Village is harder to rank using median sale price alone.\u00a0 That\u2019s because its housing stock includes everything from small prewar co-ops to multimillion-dollar condominiums and some of Manhattan\u2019s most valuable townhouses.<\/p>\n<p>\u00a0<\/p>\n<p>In Q2 2026, the overall median sale price was approximately $1.3 million, but condominium sales had a median closer to $2.9 million.\u00a0 More importantly, the neighborhood\u2019s median price per square foot reached approximately $2,484, illustrating just how valuable West Village real estate can be despite its lower overall median transaction price.\u00a0 (<a style=\"color: #0000ff;\" href=\"https:\/\/www.propertyshark.com\/mason\/market-trends\/residential\/nyc\/manhattan\/west-village\" rel=\"nofollow noopener\" target=\"_blank\">PropertyShark<\/a>)<\/p>\n<p>\u00a0<\/p>\n<p>Buildings such as 150 Charles Street demonstrate what happens when modern luxury inventory is introduced into a neighborhood where very little new construction is possible.\u00a0 The result is extreme scarcity.\u00a0 The West Village\u2019s tree-lined streets, historic townhouses, restaurants and proximity to Hudson River Park create something that a developer simply cannot reproduce elsewhere.<\/p>\n<p>\u00a0<\/p>\n<p>Why it\u2019s expensive:\u00a0 Scarcity.\u00a0 There will never be a large supply of new luxury condominiums in the West Village. And in Manhattan real estate, scarcity is often the ultimate luxury.<\/p>\n<p>\u00a0<\/p>\n<p>\u00a0<\/p>\n<p>What Actually Makes a Manhattan Neighborhood Expensive?<\/p>\n<p>Looking at these neighborhoods reveals something important about Manhattan real estate.\u00a0 There are essentially two ways to create an ultra-expensive neighborhood.<\/p>\n<p>\u00a0<\/p>\n<p>The first is to build extremely expensive real estate.\u00a0 That\u2019s largely the Hudson Yards model.\u00a0 New construction, large apartments, spectacular views and luxury amenities create a very high entry price.<\/p>\n<p>\u00a0<\/p>\n<p>The second is much harder:\u00a0 Take an already desirable neighborhood and combine it with extremely limited housing supply.\u00a0 That\u2019s Tribeca, SoHo and the West Village.\u00a0 You can build another luxury tower.\u00a0 You cannot build another West Village.\u00a0 You cannot manufacture another collection of historic SoHo cast-iron lofts.\u00a0 And you cannot easily reproduce Tribeca\u2019s combination of large apartments, historic architecture, waterfront access and established neighborhood life.<\/p>\n<p>\u00a0<\/p>\n<p>That distinction is particularly important for buyers thinking about Manhattan real estate as a long-term store of wealth.<\/p>\n<p>\u00a0<\/p>\n<p>\u00a0<\/p>\n<p>Price Isn\u2019t the Same as Value<\/p>\n<p>The most expensive neighborhood isn\u2019t necessarily the best investment.\u00a0 For a buyer allocating significant capital to Manhattan, I would look beyond today\u2019s median sale price and ask three questions:<\/p>\n<p>\u00a0<\/p>\n<p>How difficult is this housing stock to replicate?<\/p>\n<p>\u00a0<\/p>\n<p>Will wealthy buyers still want to live in this neighborhood 10 or 20 years from now?<\/p>\n<p>\u00a0<\/p>\n<p>How deep is the future buyer pool when I eventually want to sell?<\/p>\n<p>\u00a0<\/p>\n<p>Those questions can matter far more than whether one neighborhood happens to rank first or third in a particular quarter.\u00a0 Manhattan has a finite amount of land.\u00a0 But within Manhattan, the truly scarce asset isn\u2019t simply land.\u00a0 It\u2019s prime residential land in neighborhoods where people with choices consistently want to live.<\/p>\n<p>\u00a0<\/p>\n<p>And that is why Tribeca, SoHo, the West Village and Manhattan\u2019s other premier neighborhoods have been able to command extraordinary premiums \u2014 and why the best properties within them remain so difficult to replace.<\/p>\n<p>\u00a0<\/p>\n<p>What We Do<\/p>\n<p>We focus on <a style=\"color: #0000ff;\" href=\"https:\/\/www.castle-avenue.com\/foreign-buyer-guide.html\" rel=\"nofollow noopener\" target=\"_blank\">global investors buying Manhattan condos<\/a> for\u00a0portfolio diversification and long term return-on-investment.<br \/>1) Identify the right buy based on objectives<br \/>2) Manage the buy process<br \/>3) Rent out the property<br \/>4)
