At this level, you’re paying a substantial premium for the scarcity.

Best for: Buyers seeking a long-term trophy property who still want a genuine downtown neighborhood.

Weimin’s article, Rules for foreigner buying New York property

2. 140 Jane Street — West Village

If 80 Clarkson is the large-scale West Village statement, 140 Jane Street is its boutique counterpart. The building contains just 14 residences on a cobblestone West Village street near the Hudson River. And the market response has been remarkable.

A penthouse went into contract at an $87.5 million asking price, while the development recorded several transactions above $40 million. By late 2025, 13 of its 14 residences had reportedly been spoken for.

Why would buyers pay those numbers? Because you can build another $50 million apartment. It’s much harder to create another large, modern residence on a cobblestone street in the West Village with private outdoor space, parking and extensive amenities. That’s genuine scarcity.

Why I like it: Extremely limited supply in an irreplaceable location.

What I would watch: At only 14 residences and ultra-luxury pricing, this is a very specialized market.

Best for: Buyers who prioritize privacy, neighborhood and scarcity over living in a supertall tower.

Deal Example: Represented foreign buyer client in negotiating this prewar 1-bedroom at West Village‘s premier building, 299 West 12 St. Notice the amazing views, fireplace and beamed prewar ceiling. Being rented at $9,000 per month, top end for a 1 bedroom.

3. 255 East 77th Street — Upper East Side

255 East 77th represents a completely different type of Manhattan luxury. Developed by Naftali Group and designed by Robert A.M. Stern Architects, the building combines traditional Upper East Side architecture with contemporary interiors and amenities.

There are only 62 residences, with layouts ranging from two to six bedrooms. The building includes a 75-foot swimming pool, fitness and wellness facilities, cinema, music room, library and automated parking.

What I particularly like is that the architecture isn’t trying to be fashionable. It is designed to look appropriate on the Upper East Side. That can matter over a 20-year holding period. Trends change. Good proportions, limestone architecture and functional layouts tend to age much better. The market seems to agree: 255 East 77th was one of Manhattan’s fastest-selling new developments during 2025.

Why I like it: Timeless architecture, strong layouts and a proven residential neighborhood.

What I would watch: You’re paying new-development pricing in a neighborhood with significant competition from excellent older co-ops and condos.

Best for: Buyers who want a traditional Upper East Side home with modern condominium convenience.

4. 50 West 66th Street — Upper West Side

50 West 66th fills an important gap in Manhattan’s luxury market. There simply aren’t that many major new luxury condominiums on the Upper West Side.

Located just off Central Park, the building combines new construction, major views and a genuine residential neighborhood — something I generally prefer to a spectacular building surrounded primarily by offices and tourists. And that distinction becomes important when you actually live in New York.

Central Park is nearby. Lincoln Center is nearby. You have restaurants, grocery stores and established neighborhood infrastructure surrounding you. The building also continued recording major contracts in 2026, including a $35.5 million residence signed in Q2 at an asking price above $7,000 per square foot.

Why I like it: New luxury inventory near Central Park in an extremely established neighborhood.

What I would watch: Premium pricing compared with older Upper West Side condominiums.

Best for: Buyers who want a new building and Central Park access but prefer the Upper West Side lifestyle to Billionaires’ Row.

Weimin’s article, Why Some $5 Million Manhattan Apartments Outperform $15 Million Apartments

5. 520 Fifth Avenue — Midtown

520 Fifth Avenue is probably the most interesting value proposition on this list. It isn’t in the West Village, Tribeca or directly on Central Park.

But it has something else: Fifth Avenue, views and relatively compelling pricing for a major new Manhattan tower. The 1,002-foot building contains just 100 residences above the commercial portion of the tower, with interiors designed by Vicky Charles.

More importantly, buyers responded. By July 2026, the building reportedly had only one sponsor condominium remaining for sale. That level of absorption is worth paying attention to. For buyers who want a new Manhattan skyscraper but don’t necessarily want to spend the pricing required at the very top of the downtown or Billionaires’ Row markets, 520 Fifth can make sense.

Why I like it: Fifth Avenue address, dramatic views and comparatively approachable pricing for this category of building.

What I would watch: Midtown is fundamentally different from the West Village, Tribeca or Upper East Side as a residential experience.

Best for: International buyers, pied-à-terre buyers and buyers who value convenience and views over a traditional residential neighborhood.

Client’s condo at 125 Greenwich with amazing views of New York Harbor and Statue of Liberty.

The Bigger Picture: New Development Is Becoming Scarcer

One reason I’m paying more attention to the best new developments is that Manhattan isn’t producing unlimited amounts of new condominium inventory. At the end of 2025, Manhattan had approximately 34 months of new-development supply, while median new-development pricing was around $2.5 million and approximately $2,100 per square foot. (New York City | Marketproof)

But those Manhattan-wide numbers hide enormous differences. A new condominium in Midtown isn’t interchangeable with a new condominium in the West Village. And that’s ultimately how I evaluate new development.

Key questions include:

Can somebody build another one?

Another glass tower can always be built somewhere in Manhattan.

Another 80 Clarkson or 140 Jane Street in the West Village is much harder.

A new Robert A.M. Stern-designed limestone building in a prime Upper East Side location is difficult to replicate.

And a major new condominium steps from Central Park on the Upper West Side is relatively rare.

My Ranking

If I were ranking these purely on long-term desirability rather than price, my order would be:

1. 80 Clarkson
2. 140 Jane Street
3. 255 East 77th Street
4. 50 West 66th Street
5. 520 Fifth Avenue

That doesn’t mean No. 1 is automatically the best investment. Price still matters. A phenomenal building purchased at the wrong price can be a mediocre investment, while a less fashionable building purchased at an attractive basis can perform extremely well.

That’s why when I advise buyers on Manhattan new development, my question isn’t simply:

“What’s the best new building?”

It’s:

“What’s the best building I can buy at the right price?”

Those are two very different questions.

What We Do

We focus on global investors buying Manhattan condos for portfolio diversification and long term return-on-investment.
1) Identify the right buy based on objectives
2) Manage the buy process
3) Rent out the property
4) Manage tenants
5) Market the property at the eventual sale

Posted by Wei Min Tan on September 21, 2026 Every year, Manhattan launches a new crop of luxury…

[35
75,84,83,9,24,63
post-352642","post","type-post","status-publish","format-standard","has-post-thumbnail","category-manhattan","tag-manhattan","tag-manhattan-headlines","tag-manhattan-news","tag-new-york","tag-new-york-city","tag-nyc
["GET
