New York-based artificial intelligence startup Rogo Technologies<\/a> has doubled its Midtown South headquarters at BXP<\/a>\u2019s 360 Park Avenue South.<\/p>\n

Rogo, founded in 2022 to develop software for the financial services industry, added 23,000 square feet to occupy a second full floor in the 20-story tower, Commercial Observer has learned. The renewal and expansion brings Rogo\u2019s total footprint to 46,000 square feet and will accommodate the creation of 422 new full-time jobs, according to a June announcement<\/a> by Empire State Development.<\/p>\n

CBRE<\/a>\u2019s Joe D\u2019Apice negotiated the deal on behalf of Rogo, while BXP was represented by his colleagues Peter Turchin, Gregg Rothkin, Hayden Pascal, Arkady Smolyansky, Ross Zimbalist and Trevor Larkin.<\/p>\n

The lease term and the asking rent for the transaction were not disclosed. Asking rents in the building were $100 per square foot in January, Commercial Observer reported at the time<\/a>.<\/p>\n

A second tenant at 360 Park Avenue South undertook a similar 23,000-square-foot expansion in recent months, according to the landlord. While BXP did not disclose the identity of the tenant, a September office report by CBRE detailed an identical deal by web development platform Vercel<\/a>.\u00a0<\/p>\n

Vercel\u2019s apparent renewal and expansion to 46,076 square feet at 360 Park Avenue South comes shortly after its initial 23,000-square-foot lease on the building\u2019s ninth floor, reported in March<\/a>. A spokesperson for Vercel did not respond to a request for comment.<\/p>\n

The two deals bring the 470,000-square-foot building between East 25th and East 26th streets to full occupancy, according to BXP. The landlord acquired the tower in 2021<\/a> for $300 million. Other tenants include trading firm Optiver, Marriott International\u2019s Luxury Group, and investment firms Hunter Point Capital and Trexquant.<\/p>\n

BXP has credited AI-driven leasing with a surge in activity across its portfolio<\/a> this year. The real estate investment trust closed 73 leases in the second quarter of 2026<\/a> and reported an additional 850,000 square feet of deals in its pipeline.<\/p>\n
