InterVest Capital Partners<\/a> has sealed an $85 million loan to refinance an mixed-use office and retail property leased largely to Microsoft<\/a> in Manhattan\u2019s SoHo neighborhood, Commercial Observer has learned.<\/p>\n

Hudson Bay Capital<\/a> provided the loan for the seven-story building at 300 Lafayette Street. Microsoft occupies the entire 63,000-square-foot office component of the 2019-\u2013built property on floors two through seven.<\/p>\n

Newmark<\/a> negotiated the debt with a team consisting of Jordan Roeschlaub, Nick Scribani, John Caraviello and Ryan Bub.<\/p>\n

\u201c300 Lafayette Street is as good as boutique product gets in Lower Manhattan,\u201d Scribani said in a statement. \u201cLender interest was deep and competitive.\u201d<\/p>\n

The\u00a0 property has 19,028 square feet of retail space on the ground floor and lower level leased to Neko Health, New Era and Goldwin. The COOKFOX-designed building inked a long-term\u00a0 lease with Microsoft for the office portion in March 2019, just before construction was completed, CO first reported <\/a>at the time.\u00a0<\/p>\n

\u201cBuildings like this are nearly impossible to replicate at today\u2019s replacement costs,.\u201d Rob Rothschild, managing director and head of real estate at InterVest Capital Partners, said in a statement.\u00a0 \u201cThis financing reflects the strength of the property and its tenancy.\u201d\u00a0<\/p>\n

Hudson Bay Capital declined to comment.<\/p>\n
