This set the stage for modern Queens, Cord Meyer Vice President Joseph Forgione said.\u00a0<\/p>\n<p>\u201cThey were involved in everything from building the first housing to installing the roads, sewer lines and other essential infrastructure,\u201d he said. \u201cThey built entire neighborhoods and played a part in renaming two of the major neighborhoods in Queens: Elmhurst and Forest Hills. They then repeated this in Bay Terrace, where they had a family farm.\u201d<\/p>\n<p>After laying the foundation for several Queens neighborhoods, the company changed its focus to building apartments. By the early 1970s, the firm had 45 apartment buildings in its portfolio.\u00a0<\/p>\n<p>In the \u201980s, many of these properties were sold and converted to condominiums or co-ops, after which the firm entered the commercial space. The firm now owns and manages numerous high-profile commercial properties across Queens.<\/p>\n<p>\u201cOver the years, the type of real estate company that we&#8217;ve been has really changed, and it&#8217;s always been to meet people\u2019s needs at that moment in time,\u201d Forgione said. \u201cAfter managing our commercial properties for several decades, we\u2019re seeing a new need in the market, which actually comes full circle for us: housing.\u201d<\/p>\n<p>The New York City Department of Housing Preservation and Development estimated that NYC <a href=\"https:\/\/www.nyc.gov\/site\/hpd\/news\/048-26\/hpd-dcp-release-city-s-first-ever-fair-housing-growth-strategy\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">needs 700,000 housing units<\/a> over the next decade to meet demand.<\/p>\n<p>Cord Meyer is addressing this need with a two-pronged approach: revving up its ground-up development projects and transforming its older commercial properties into mixed-use communities.\u00a0<\/p>\n<p>\u201cWe&#8217;re looking first at some of the sites that we currently own in our own portfolio and assessing which ones have the most opportunity to add value,\u201d said Danielle Molaison, vice president of development at Cord Meyer. \u201cWe have three projects under construction, with two of them in Queens.\u201d<\/p>\n<p><img src=\"https:\/\/www.newsbeep.com\/us-ny\/wp-content\/uploads\/2026\/09\/1790353134_420_filters:quality(80).jpeg\" width=\"768\" height=\"566\" loading=\"lazy\" alt=\"Modern apartment building with balconies, trees, and a sidewalk along a road under a clear blue sky.\" class=\"object-cover w-full\" decoding=\"async\"\/><br \/>\n                                <a href=\"https:\/\/www.cordmeyer.com\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">Courtesy of Cord Meyer Development<\/a><\/p>\n<p>Built on underutilized parking areas adjacent to the Bay Terrace Shopping Center, Cord Meyer Development&#8217;s new rental community is expected to open at the beginning of 2028.<\/p>\n<p>Cord Meyer is building a new residential community in an underutilized parking area at the <a href=\"https:\/\/bayterrace.com\/\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">Bay Terrace Shopping Center<\/a>, a retail center it has owned for six decades. Construction began in April after the team <a href=\"https:\/\/www.multihousingnews.com\/cord-meyer-secures-75m-to-build-queens-development\/\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">secured a $75M construction loan<\/a>. The project is being developed under the <a href=\"https:\/\/www.nyc.gov\/site\/hpd\/services-and-information\/tax-incentives-485-x.page\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">485-x tax abatement program<\/a> and will feature two five-story residential buildings totaling 145 residences.\u00a0<\/p>\n<p>The residences will be a mix of one-, two- and three-bedroom apartments with an array of upscale amenities, such as a rooftop terrace, green spaces, resident lounges and a live-in superintendent.\u00a0<\/p>\n<p>Perhaps the most notable amenity, however, is its proximity to a supermarket, restaurants and national retailers such as HomeGoods, Foot Locker and Anne Taylor Loft.\u00a0<\/p>\n<p>\u201cYears ago, we moved away from the typical strip mall look and started to give the tenants their own individual character by first investing in the facades of the shopping center,\u201d Forgione said. \u201cWe\u2019re working towards making it a true mixed-use community with the addition of the residential component.\u201d<\/p>\n<p>In Elmhurst, the Cord Meyer team is working on a ground-up development at 90-32 Queens Blvd., a vacant lot the firm had owned for 60 years, across the street from Queens Center. This development will feature 93 residential units spanning seven stories, with 32K SF of retail and community space.\u00a0<\/p>\n<p><img src=\"https:\/\/www.newsbeep.com\/us-ny\/wp-content\/uploads\/2026\/09\/1790353135_774_filters:quality(80).jpeg\" width=\"768\" height=\"607\" loading=\"lazy\" alt=\"Aerial view of a busy urban area with modern buildings, autumn trees, and distant city skyline under a clear blue sky.\" class=\"object-cover w-full\" decoding=\"async\"\/><br \/>\n                                <a href=\"https:\/\/www.cordmeyer.com\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">Courtesy of Cord Meyer Development<\/a><\/p>\n<p>In Elmhurst, Queens, construction is underway on one of Cord Meyer Development&#8217;s most visible projects, a seven-story mixed-use building at 90-32 Queens Blvd.<\/p>\n<p>Nineteen residential units at this property will be deemed affordable under the 485-x tax abatement program. Amenities of this ideally located property include a below-grade parking garage, a coworking lounge, a rooftop terrace and door attendant services \u2014 all right on the Queens Boulevard subway line.<\/p>\n<p>The 102K SF building <a href=\"https:\/\/qns.com\/2025\/10\/cord-meyer-breaks-ground-project-elmhurst\/\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">broke ground in October 2025<\/a> and is expected to deliver late 2027.<\/p>\n<p>\u201cThe city is making some improvements to Hoffman Park on the south side of the property, which is a real opportunity,\u201d Molaison said. \u201cThis building is playing a big part in transforming this area.\u201d<\/p>\n<p>Cord Meyer also broke ground on a mixed-use property in White Plains, New York. The site of a former car dealership, 70 Westchester Ave. will <a href=\"https:\/\/newyorkyimby.com\/2026\/07\/70-westchester-avenue-breaks-ground-in-white-plains-westchester-county.html\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">feature a 331K SF residential building<\/a> with 203 units and nearly 10K SF of commercial space.\u00a0<\/p>\n<p>This project is a joint venture between Cord Meyer and Saber Real Estate North, which is a different way of doing business for the firm, Molaison said.\u00a0<\/p>\n<p>\u201cThis was an opportunity for us to diversify in a neighboring market while still bringing much-needed housing to New Yorkers,\u201d she said. \u201cWe\u2019re proud to bring our experience to White Plains and make a lasting impact on the community.\u201d<\/p>\n<p><img src=\"https:\/\/www.newsbeep.com\/us-ny\/wp-content\/uploads\/2026\/09\/1790353135_734_filters:quality(80).jpeg\" width=\"768\" height=\"432\" loading=\"lazy\" alt=\"Aerial view of a construction site with a red crane amidst urban buildings and skyscrapers under a cloudy sky.\" class=\"object-cover w-full\" decoding=\"async\"\/><br \/>\n                                <a href=\"https:\/\/callahan-inc.com\" target=\"_blank\" rel=\"noopener noreferrer nofollow\">Courtesy of Callahan Construction Managers<\/a><\/p>\n<p>70 Westchester Ave., located at the gateway to White Plains, New York, is a joint venture between Cord Meyer Development and Saber Real Estate North.<\/p>\n<p>As the firm continues to expand its presence in and beyond Queens, it is important that Cord Meyer builds with a purpose, Forgione said. Company leadership has focused on hiring a set of seasoned development and construction professionals.\u00a0<\/p>\n<p>\u201cOur CEO, Matt Whalen, has decades of experience in development and has been with Cord Meyer since 2019,\u201d Forgione said. \u201cWe\u2019re actively expanding our network of contractors, engineers and design professionals, and Matt is the main reason for the growth of our team.\u201d<\/p>\n<p>Forgione said that the firm has also focused on deepening its long-term community partnerships, particularly in eastern Queens.\u00a0<\/p>\n<p>Over the past several years, Cord Meyer has donated to and worked alongside nonprofits such as Commonpoint Queens, St. Mary&#8217;s Hospital for Children, and Dancing Dreams to support youth programs and community services benefiting Queens residents.\u00a0<\/p>\n<p>\u201cWe&#8217;re a developer who plans to own our properties for a long time, so the community is very important to us,\u201d he said.\u00a0<\/p>\n<p>This article was produced in collaboration between Cord Meyer and Studio B.
