A new <a href=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/2026\/09\/24\/nyc-condo-size-vs-price-per-square-foot\/\" target=\"_blank\" rel=\"noopener nofollow\">PropertyShark study<\/a> of roughly 136,000 New York City condo sales recorded between January 2015 and September 2026 found that Brooklyn behaves unlike any other borough: here, square footage costs almost exactly the same whether you are buying a studio or a 3-bedroom apartment.<\/p>\n<p>In Brooklyn, space costs about the same whatever the size<\/p>\n<p>Across every size band the study measured, from under 500 square feet to over 2,500, Brooklyn\u2019s median condo price per square foot stayed inside a $57 range, between $1,000 and $1,057. Brooklyn is the only borough in the city where that holds.<\/p>\n<p>Brooklyn by neighborhood: what a square foot costs right now<\/p>\n<p>The figures below are PropertyShark\u2019s neighborhood market trends for all home sales together \u2014 houses, co-ops and condos \u2014 in the second quarter of 2026. Each line gives the median sale price per square foot, the change on the same quarter a year earlier, and the median sale price behind it.<\/p>\n<p>Brooklyn Heights \u2014 $1,808 per square foot, flat year over year. Median sale price $1,025,000.<\/p>\n<p>Carroll Gardens \u2014 $1,596 per square foot, up 38.1%. Median sale price $2,024,000.<\/p>\n<p>DUMBO \u2014 $1,573 per square foot, up 7%. Median sale price $1,825,000.<\/p>\n<p>Boerum Hill \u2014 $1,552 per square foot, up 13.6%. Median sale price $1,785,000.<\/p>\n<p>Park Slope \u2014 $1,519 per square foot, up 8.3%. Median sale price $1,810,000.<\/p>\n<p>Prospect Heights \u2014 $1,508 per square foot, up 8.5%. Median sale price $1,425,000.<\/p>\n<p>Williamsburg \u2014 $1,449 per square foot, up 4.9%. Median sale price $1,400,000.<\/p>\n<p>Greenpoint \u2014 $1,419 per square foot, down 3.3%. Median sale price $1,846,500.<\/p>\n<p>Downtown Brooklyn \u2014 $1,411 per square foot, down 14.3%. Median sale price $1,365,000.<\/p>\n<p>Gowanus \u2014 $1,388 per square foot, up 9.9%. Median sale price $1,872,500.<\/p>\n<p>Cobble Hill \u2014 $1,342 per square foot, down 0.3%. Median sale price $1,731,250.<\/p>\n<p>Fort Greene \u2014 $1,250 per square foot, up 5.2%. Median sale price $1,629,200.<\/p>\n<p>Clinton Hill \u2014 $1,186 per square foot, down 3.8%. Median sale price $950,000.<\/p>\n<p>Red Hook \u2014 $1,028 per square foot, down 2.5%. Median sale price $2,475,000, off just five sales in the quarter \u2014 a small enough sample that the median swings hard.<\/p>\n<p>Bushwick \u2014 $764 per square foot, down 2.7%. Median sale price $1,100,000.<\/p>\n<p>Crown Heights \u2014 $742 per square foot, down 16.7%. Median sale price $1,425,000.<\/p>\n<p>Bay Ridge \u2014 $595 per square foot, up 2.4%. Median sale price $585,000.<\/p>\n<p>Flatbush \u2014 $555 per square foot, down 11.9%.
