{"id":358945,"date":"2026-09-28T16:52:07","date_gmt":"2026-09-28T16:52:07","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-ny\/358945\/"},"modified":"2026-09-28T16:52:07","modified_gmt":"2026-09-28T16:52:07","slug":"mens-grooming-club-john-allans-moves-to-4-east-46th-street-commercial-observer","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-ny\/358945\/","title":{"rendered":"Men\u2019s Grooming Club John Allan\u2019s Moves to 4 East 46th Street \u2013 Commercial Observer"},"content":{"rendered":"<p>A men\u2019s grooming and hair brand is moving its flagship location to Midtown East.<\/p>\n<p><a href=\"https:\/\/commercialobserver.com\/company\/john-allans\/\" title=\"John Allan\u2019s\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">John Allan\u2019s<\/a> signed a 3,000-square-foot lease at Jeong Hoon Kim\u2019s 4 East 46th Street, where it will provide an exclusive experience for its members in a relocation from 575 Fifth Avenue, according to tenant broker <a href=\"https:\/\/commercialobserver.com\/company\/cbre\/\" title=\"CBRE\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">CBRE<\/a>.<\/p>\n<p>SEE ALSO: <a href=\"https:\/\/commercialobserver.com\/2026\/09\/toys-r-us-leases-new-stores\/\" rel=\"nofollow noopener\" target=\"_blank\">Toys R Us Bets on Brick and Mortar With 120 New Stores<\/a><\/p>\n<p>The length of the lease was not disclosed, but asking rent for the building was $60 per square foot, according to CBRE.<\/p>\n<p>\u201cJohn Allan\u2019s, which has had a Grand Central presence for more than 30 years, helped pioneer a modern men\u2019s grooming concept that combines traditional barbering, salon-quality services and a private club atmosphere,\u201d CBRE\u2019s Paul Walker, who represented John Allan\u2019s, said in a statement. \u201c[The new location] will allow them to continue to serve their area customers and maintain their long-term presence in New York City.\u201d<\/p>\n<p>Claude Kolb from <a href=\"https:\/\/commercialobserver.com\/company\/lee-associates-nyc\/\" title=\"Lee &amp; Associates NYC\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Lee &amp; Associates NYC<\/a> negotiated on behalf of the building\u2019s ownership, which uses the shell corporation UD 45 Street, LLC with Kim as an authorized signatory on documents in property records. Kolb did not immediately respond to a request for comment.<\/p>\n<p>The LLC bought the five-story property in 2013 for $16.8 million, but at the time, the mailing address matched that of Zephyr Properties.
