The move brings Sentinel\u2019s total footprint at the trophy high-rise to 34,737 square feet.<\/p>\n<p>SEE ALSO: <a href=\"https:\/\/commercialobserver.com\/2026\/09\/castle-hook-partners-lease-related-companies-625-madison-avenue\/\" rel=\"nofollow noopener\" target=\"_blank\">Hedge Fund Castle Hook Takes Penthouse Office at Related\u2019s 625 Madison Avenue<\/a><\/p>\n<p>The lease term and asking rent for the expansion were not disclosed, but SL Green\u2019s Steven Durels <a href=\"https:\/\/commercialobserver.com\/2026\/02\/us-office-buildings-top-rents-2026\/\" rel=\"nofollow noopener\" target=\"_blank\">told Commercial Observer in February<\/a> that rents in the building ranged from $250 to \u201cwell over $300\u201d per square foot.<\/p>\n<p>In-house brokers represented SL Green in the transaction, while <a href=\"https:\/\/commercialobserver.com\/company\/newmark\/\" title=\"Newmark\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Newmark<\/a>\u2019s Brian Waterman and David Waterman negotiated on behalf of Sentinel Capital.<\/p>\n<p>The 1.7 million-square-foot tower, located at 1 Vanderbilt Avenue just west of Grand Central Terminal, remains 100 percent leased, according to SL Green.
