The building will have a total of 21 units, each with their own unique layout.

The site straddles two different zoning districts (R6B and R6A), so the envelope responds accordingly: One section of the building rises 4 stories, the other 6 stories. The facade is made of hand-laid brick, and it has more depth than most other new residential projects.

BBA specified powder-red mortar in between the bricks, instead of standard white mortar; this makes the building seem older than it is. And with hand-laid construction, imperfections are imminent. For BBA founder Brent Buck, this was something to showcase instead of hide.

“In general, we wanted to utilize materials that exhibit the hand of whoever is installing it,” Buck told AN on a recent site visit. “Brick ages well. So hopefully the building will look better 20 years from now than it does today.”

Buck said the goal was to make the building be read horizontally. An expressed soldier course of bricks placed at every floor level creates a continuous horizontal shadow line. The effect is best appreciated when standing on Boerum Place, looking at the long facade; your eye is carried down the street.

110 Boerum will open in Brooklyn next spring. (Ivane Katamashvili)

The building’s horizontality is underscored by the deployment of a traditional detail utilized in New York City: BBA used stepped brick corbelling above the window heads. This eliminated the need for visible steel above windows. A steel lintel supports the brick, but then this component steps out to create depth in the facade.

The effect didn’t come at additional cost; no additional significant structural support was needed to create it. The detail is both aesthetic and performance-driven. Just four inches of brick extrusion yields noticeable shadow lines and facade interest.

The corners of the brick at street intersections are rounded; this is meant to combat what Buck calls the “rectangle problem” that makes for harsh streetscapes in other buildings.

Loggias designed by Brook Landscape on the upper level create even more visual relief, and frames around the windows accentuate their proportions.

Each unit has access to ample outdoor space. The loggias and exterior decks don’t count toward the Zoning Floor Area, so no bedrooms were lost to achieve this amenity.

Inside, the 21 unique unit layouts required an innovative structural grid. Away from the street, the units face a courtyard that delivers multiple natural light exposures. Lightwells puncture the envelope at certain moments in the massing, bringing in more daylight.

“There’s really just a few simple moves,” Buck said.

Avdoo, the developer, contacted Buck for the project after seeing the firm’s work on a mass timber residential building in Clinton Hill. (Buck presented the project at AN’s Renew Reuse Regrow virtual conference in 2024.) In one of the country’s strictest building codes, Avdoo was impressed with how Buck is able to innovate.

Last year, Avdoo completed Bergen, a 105-unit condominium building designed by Taller Frida Escobedo, DXA Studio, and Workstead.

“This is a developer project,” Buck said of 110 Boerum Place. “So if we came to developers with things like really specific stone lintels or sills, or other specialized parts and pieces that generate additional cost, they would have said ‘You’re crazy. We’re not paying for that. Let’s come up with something more simple.’ That’s what we did with a basic kit of parts.”

110 Boerum Place is slated for completion in spring 2027.

In Brownstone Brooklyn, a new residential project by AN Interior Top 50 firm Brent Buck Architects (BBA) is…

[36
134345,110536,98,100,99,67778,9,24,63
post-361694","post","type-post","status-publish","format-standard","has-post-thumbnail","category-brooklyn","tag-brent-buck-architects","tag-brick","tag-brooklyn","tag-brooklyn-headlines","tag-brooklyn-news","tag-facades","tag-new-york","tag-new-york-city","tag-nyc
["GET
