This includes more than 2,100 square feet above ground and 1,044 square feet on the lower level. Lauren Bennett of the Corcoran Group is handling the sale of the property.

Four residences are situated within the building. This includes a three-bedroom owner’s unit on the first floor with direct access to the backyard via a brick sunroom, a one-bedroom apartment with garden views, a two-bedroom apartment with a private balcony and a lower-level residence.

Since the building is currently vacant, the buyer has maximum flexibility. They could use it as a multi-generational residence, an owner-occupied home plus rental income or a full investment property.

“A buyer will recognize the exceptional value in this truly unique historic property,” Bennett said. “For the price of a new development condominium in Long Island City, they can enjoy all the charm and community of Sunnyside Gardens while benefiting from the added advantage of residual rental income.”

The sunroom is one of the property’s most distinctive features. It features windows on three sides, a warm wood ceiling, terra cotta flooring and an arched window overlooking the area’s famed surrounding interior gardens.

The sunroom transitions between the interior living spaces and the private outdoor areas, which span over 600 square feet and include a stone-paved patio, a lush backyard, and a private second-floor balcony overlooking the leafy canopy of Roosevelt Court.

If the property sells for or close to its $2.498 million asking price, it would surpass the $2.2 million sale of 39-13 48th Ave. last August as the biggest sale in the Sunnyside neighborhood.

The property is one of 74 homes situated around Roosevelt Court’s pathways and gardens, helping to blend architecture, nature and community.

47-16 39th Ave. in Sunnyside Gardens.
