And can you believe it’s for sale?

A West Village penthouse at 719 Greenwich Street has hit the market, and its rooftop looks more like something you’d expect to find in the country. The 3,060-square-foot co-op includes a cottage-style structure surrounded by approximately 1,100 square feet of outdoor space.

The Cottage and Garden Above the West Village

A pale green cottage has a covered wooden porch furnished with a dining table and porch swing, while garden beds, potted cacti, and other plants fill the surrounding outdoor space. A large Japanese maple adds a serious splash of color against the Manhattan skyline. And this isn’t just decorative greenery. According to the New York Post, owner Eileen Stukane has used the rooftop to grow vegetables and herbs, including eggplant, zucchini, lettuce, tomatoes, and basil.

Developer David Puchkoff bought the six-story building, a former basket warehouse, in 1974 and later converted it into co-ops while keeping the top floor. The idea for the rooftop retreat reportedly came after a visit to a friend’s lake house in rural Pennsylvania. Working with architect Lawrence Tobe, Puchkoff eventually added the cabin and garden above his home.

That makes the porch particularly surreal. Look one way, and you could almost convince yourself you’re sitting outside a country house. Look beyond the garden, however, and the skyscrapers quickly give away your actual location.

Related: Iconic Chef Julia Child’s Boston-Area Home Just Hit the Market, and Foodies Will Love the Rare Kitchen Feature

Downstairs Is a Very Different Kind of Home

Below all that cottage charm is a sprawling loft with four bedrooms and two bathrooms. Exposed brick walls and substantial wood beams retain some of the building’s industrial character, while a steel staircase climbs directly through the living space to the rooftop cottage. The kitchen continues the eclectic look with butcher-block counters, a mahogany breakfast bar, a large commercial-style range, open storage, and exposed brick. Elsewhere, the living room has a wood-burning fireplace that Puchkoff constructed using old cobblestones.

SIGN UP for the Dengarden / Parade Home & Garden newsletter for a weekly dose of our favorite house hacks, decor trends and shopping deals

It’s the combination that makes the property so unusual. Plenty of Manhattan homes have terraces, and rooftop gardens aren’t unheard of. But stepping upstairs from a West Village loft and finding what amounts to a little country house with a porch and vegetable garden is something else entirely. At $10.5 million, it’s certainly not the inexpensive route to getting your own garden. Then again, most backyard vegetable patches don’t have this view.

This story was originally published by Dengarden on Oct 3, 2026, where it first appeared in the News section.
