For under a million dollars, one can find all sorts of housing configurations: park- and subway-adjacent studios, one-bedrooms hidden in carriage houses or former shoe factories, and even the occasional true two-bedroom. We\u2019re combing the market for particularly spacious, nicely renovated, or otherwise worth-a-look apartments at various six-digit price points.\u00a0<\/p>\n

This week, we\u2019ve got that coveted key, a high-floor convertible two-bed in the Clinton Hill Co-ops, and loft living in Fort Greene.<\/p>\n

31 Gramercy Park S., Apt. 2A<\/a><\/p>\n

While the key to Manhattan\u2019s only private parkland may be this apartment\u2019s best selling point, the space itself is pretty swanky. Formerly a one-bedroom with ten-foot ceilings in an 1850s brownstone, it\u2019s been opened up into an alcove studio that can fit a king-size bed. A gut renovation added custom closets, along with fun fixtures like a built-in Sonos system. The kitchen is full of sleek new appliances, too \u2014a Sub-Zero refrigerator and freezer drawers, a Bertazzoni gas range \u2014 although we\u2019re tepid on the bathroom\u2019s greige tile. The $2,075 monthlies get you the key and little else. You\u2019re down the block from Caff\u00e8 Panna if you want to wait on line<\/a> for the flavor of the week, and Pete\u2019s Tavern can become your local bar.<\/p>\n

A choose-your-own-adventure in the Clinton Hill Co-ops\u2019 south campus: This tenth-floor apartment with a double-exposure living room is set up as a one-bedroom, but you could easily carve out a child-size second bedroom or a nice office from the living room. The updated kitchen\u2019s a delight as is, with a checkered tile floor and mint-green-painted cabinets. The bedroom is generous in size, and there are six closets throughout, so you can let your offsite storage unit. The maintenance fees are $1,330 a month, and cover quite a bit: shared laundry, bike storage, 24-hour security, a building porter, and the shared courtyard. The G is at one end of the block, and Aita is at the other if you\u2019re craving oxtail ravioli.<\/p>\n

There\u2019s a lot to appreciate about this apartment, one of more than 400 in a Goliath postwar condo slab. It\u2019s got a status address (even if, technically speaking, it\u2019s in a midblock building on West 100th Street, and closer to Columbus Avenue than Central Park). Also, a bonkers amount of space: The living room is 24 feet deep, and there\u2019s certainly enough room for a separate dining area off the kitchen that\u2019s dressed up with dark-stained custom cabinetry. One of the three walk-in closets is situated in the very large bedroom, and the bathroom has been given a spa makeover with a marble shower. It\u2019s $1,245 altogether for the monthlies (a J-51 abatement does expire in 2028, however), and you\u2019re right by the Columbus Square retail complex if you need to scratch the suburban shopping itch. Given that Central Park is right there, you can ignore your 19-foot-long balcony come spring.<\/p>\n

Another gut reno, this time a loftlike situation with crisp white walls, a lot of blond wood, and 12-foot ceilings. The lovely south-facing casement windows in the living room are original; at the other end of the apartment is enough room for a second bedroom or office, plus a closet). There are built-ins underneath the stairs, which lead to a sleeping loft with a skylight. (There\u2019s another skylight in the bathroom downstairs, which is a fun touch.) The kitchen is pretty small and short on cabinetry, so maybe consider investing in a work island if you\u2019re a serious cook. The maintenance fees aren\u2019t bad \u2014\u00a0$901, plus a $166.16 monthly assessment through October 2032 \u2014\u00a0and brings additional storage in the basement and a bike room plus a porter. It\u2019s also a solid location: You\u2019re a five-minute walk or less to Fort Greene Park, the A, C, or G trains, and the many, many restaurants lining Fulton Street.<\/p>\n
