The luxury real estate market across New York and Connecticut remained active in the third quarter with continued buyer demand and strong results across several key markets, according to a report from Houlihan Lawrence released on Wednesday.

In New York, the luxury market showed particularly strong momentum. Westchester County properties at the $2 million-and-above level recorded increases in both home sales and prices. Homes moved quickly, with average days on market continuing to decline. In Putnam and Dutchess counties, prices continued to increase in the $1 million-and-above market, although transaction activity declined and days on market edged slightly higher.

According to Westfair Business Journal, the average 30-year rates climbed past mid-year peaks (which hovered around 6.3% to 6.55% earlier in 2026 driven by international conflicts and bond market volatility) in the third quarter. As of October 2026, U.S. 30-year fixed-rate mortgage rates have climbed north of 7% (approaching 7.6% to 8%) due to persistent inflation, Federal Reserve policy, and broader economic and geopolitical pressures, according to HousingWire.

Despite the higher borrowing interest rates, luxury homes have continued to sell in both Westchester and Fairfield.

In Fairfield County, Greenwich, Darien, New Canaan, and Rowayton each recorded an increase in luxury home sales compared with the third quarter of last year, while days on market declined.

“At Houlihan Lawrence, we bring a local perspective to every market, combining deep knowledge of the communities we serve with a close understanding of the data,” said Houlihan Lawrence President and CEO Liz Nunan. “As conditions evolve, the value of experience and informed guidance remains constant.
