Artificial intelligence companies are continuing to scoop up<\/a> Midtown\u2019s premiere office space.\u00a0<\/p>\n

AI video platform Synthesia<\/a>, which provides an enterprise-focused communications platform backed by \u201cShark Tank\u201d entrepreneur Mark Cuban, inked a 50,000-square-foot lease at GFP Real Estate<\/a>\u2019s 675 Avenue of the Americas for its new U.S. headquarters, according to tenant broker Lee & Associates<\/a>.<\/p>\n

The company will relocate to the Flatiron District building between West 21st and West 22nd streets from the Moinian Group\u2019s 245 Fifth Avenue in NoMad, where it signed a lease<\/a> for 13,600 square feet in August 2025.\u00a0<\/p>\n

It is unclear when the move will take place, but the relocation will nearly quadruple Synthesia\u2019s office space in New York City and allow it to expand its headcount, according to Lee & Associates.\u00a0<\/p>\n

\u201cSynthesia\u2019s new offices will be designed to enhance both the employee and customer experience, with meeting and collaboration areas, flexible event space, and a studio where customers can create custom avatars, conduct proof-of-concept work and collaborate on video programs,\u201d GFP said in a statement.<\/p>\n

The length of the lease and the asking rent were not disclosed. The average asking rent for office space in Midtown South was $79.57 per square foot during the third quarter of 2026, according to Colliers research.\u00a0<\/p>\n

Dennis Someck and Justin Myers from Lee & Associates represented Synthesia in the deal. Jeffrey Gural and Alphie Toro from GFP, as well as Anthony Sciacca and Scott Gutnick from Newmark<\/a>, represented the landlord. The brokers did not immediately respond to Commercial Observer\u2019s requests for comment.\u00a0<\/p>\n

675 Avenue of the Americas is a six-story office building built in 1901 a block west of the landmark Flatiron Building. Other tenants in the building include billing platform<\/a> Candid Health and commercial real estate data sourcing platform Compstak. Retail tenants include craft store Michaels and grocery store Trader Joe\u2019s, which renewed its 29,700-square-foot lease in April 2025.<\/p>\n
