Listen, it\u2019s not as though getting an apartment in New York has ever been easy. But one could probably argue it has never been harder than it is right now. The most god-awful studios are regularly renting for thousands and thousands of dollars with lines of interested tenants out the door. Here, we\u2019ll find the actually worth-looking-ats, the actually worth-the-costs, and the surprisingly affordable-for-those-parquet-floors from around the internet.\u00a0<\/p>\n
There are three things you need to look at New York real estate: an iron stomach, a healthy imagination, and an unshakable belief that sacrificing space is totally worth it because you\u2019ve been meaning to pare down anyway, and who needs things like closets or pantries or even dining rooms for that matter when there are 400 restaurants within walking distance that you can\u2019t afford? But I digress \u2026 this week, we exercised all three of these tenants on our visits to Greenwich Village, the Upper West Side, Morningside Heights, and Park Slope. Good luck and Godspeed out there.<\/p>\n
$6,400, 1-bedroom:<\/a> Cute and tiny, with an old-school feel, especially in the hardwoods and the prewar layout. (There\u2019s also a seafoam mini fridge that\u2019s branded \u201cicebox.\u201d) Pricing\u2019s not nostalgic, though.<\/p>\n $7,700, 1-bedroom:<\/a> Going rate for the Greenwich Village\u2013Soho border, I guess? Cannot believe apartments in this totally whatever 1960s condo building are going for almost $8K. BUT! There is a pool on the roof (that I have personally swum in and can vouch for).<\/p>\n $12,000, 1-bedroom (pictured above):<\/a> Going to try not to fixate on the price and just comment on the beautiful architecture. I\u2019ve always admired this building \u2013 a defunct grammar school with sky-high windows and ceilings. Enormous loft apartments in \u2014 because let\u2019s be real about what \u201cHudson Square\u201d really is \u2014 the Holland Tunnel neighborhood.<\/p>\n $3,500, 1-bedroom:<\/a> This is a perfect apartment, and I don\u2019t want to hear otherwise. Herringbones, windows at every turn, that lovely curve in the oddly-shaped living room. Don\u2019t talk to me about the bathroom: I said I don\u2019t want to hear it!<\/p>\n \n 166 State Street. $4,695, 2-bedroom (pictured):<\/a> I love the mahogany paneling and the pocket shutters. There\u2019s an AI warning on the listing, and that had better not pertain to the shutters. Seemingly on Columbia\u2019s campus, which I would list as a con, unless you\u2019re in attendance there.<\/p>\n $3,650, 2-bedroom:<\/a>\u00a0 Prewar cutie with all the goods \u2013 some interesting original design details in the woodwork, nicely maintained moldings and also essentially on campus.<\/p>\n \n 414 West 121st Street. $5,250, 2-bedroom:<\/a> Where you see a kind of ugly duplex with a kind of ugly terrace, I see potential. Just cover up those heavily varnished floors with some beautiful rugs, put some lovely potted plants out, and you got yourself the start of a home.<\/p>\n $13,750, 3-bedroom:<\/a> Renovated penthouse in a gorgeous \u2013 really gorgeous! \u2013 townhouse, just steps from the park. The renovation feels suburban and perhaps not the most tasteful, but there\u2019s a lot of room(s) to grow here.<\/p>\n $3,350, 1-bedroom (pictured below):<\/a> This place is, for me, all about the burnt-orange terra-cotta tiling on the fireplace. The whole apartment has an Arts-and-Crafts feel that I\u2019m into. The \u201coffice\u201d is its own separate room, which I might seriously consider making a \u201cbedroom.\u201d<\/p>\n $5,095, 2-bedroom:<\/a> What, do you lack imagination entirely? Burn the furniture and you have a gorgeous brownstone apartment with unique porthole windows, a woodburning fireplace, and two skylights.<\/p>\n $4,600 1-bedroom:<\/a> Have listed this totally fabulous bachelor pad before, but it went off the market, only to come back on a month later\u2026if you feel like investigating what that\u2019s all about, and are into French Provincial-meets-flapper vibes and Jacuzzis, then this is the place for you.<\/p>\n $5,500, 1-bedroom:<\/a> Another case of BFGB (bad furniture, good bones). One of those stunning brownstones that you only see near the park.<\/p>\n $3,500, 1-bedroom:<\/a> This week on \u201chow not to design your apartment using psychedelic color blocking and confused Japanese-inspired folding screens\u201d\u2026<\/p>\n \n 251 West 72nd Street. $3,600, 1-bedroom (pictured):<\/a> Charming attic apartment with a skylight that feels like a portal to another dimension.<\/p>\n \n 218 St. Johns Place.![\"166](\"https:\/\/www.newsbeep.com\/us-ny\/wp-content\/uploads\/2026\/10\/4eb62880fce8404e0a60483298660222ee-166-state-street.w710.jpg\")
