But the home is also well laid out, with a smaller office-or-unofficial-nursery nook upstairs and a living area that gets pretty great natural light. The kitchen has been updated with light-brown cabinetry and a sandy backsplash. (The upstairs bathroom got a spa treatment with a Jacuzzi tub and ocher marble tiling.) Downstairs is a spacious sleeping area that could also work as a gym or home office and benefits from an enormous skylight equipped with automatic blackout shades. (There’s a half-bath on the lower level, too.) Other perks include a 410-square-foot private yard (with unfortunately fake turf), unusually low monthlies — just $522 thanks to a tax abatement running through 2033 — and a shared bike room. The only major downside is that the 25th Street subway stop is a 13-minute schlep, so prepare to read up on the local bus routes and prepare to bundle up come January.

45 Fifth Ave., Apt. 15A

This Greenwich Village one-bedroom, as seen in this listing photo, feels grand thanks to both the generous size of its rooms and the charming church views.
Photo: Brown Harris Stevens

The 15th-floor triple exposures mean you’ll be rich in light and views of the church steeples across Fifth Avenue. The beamed ceilings and hardwood floors are pretty grand, as are the amount of storage and proportions of the rooms. (The dual-exposure bedroom can comfortably hold at least a king-size bed, a pair of accent chairs, and nightstands; and, as the listing photo suggests, the living area can easily hold a small warehouse’s worth of upholstery.) The kitchen is snug but has been fixed up with a dishwasher and dark marble countertops, whereas the windowed bathroom got a simple white-tile update. It’s $1,353 for the monthlies, delivering shared laundry and a live-in super. The sellers overhauled the space in the past 15 years, with an attention to detail best seen in the kitchen, loaded with cabinetry, high-end appliances (Viking gas oven, Thermador fridge, Miele stovetop), and fun extras like a stained-glass window and quasi-Tiffany pendant fixture. (Does your kitchen have custom taps for water, soda, and a third beverage of your preference? Probably not.) There’s a decorative fireplace in the living area, and the bathroom has a sauna aura thanks to the slatted vanity and shelving, Jacuzzi tub, and rain showerhead. The well-size main bedroom has leafy views and another decorative fireplace, although the person doing the listing’s photos has oddly chosen to hide it behind a bed; the second bedroom can easily handle a bunk-bed situation plus a sideboard. Common charges and taxes are $1,049 a month, and that gets you a bike room, shared storage and laundry, and deeded roof rights that have yet to be taken advantage of, if you feel up to a home-improvement project. The Classon G train is a four-minute walk, and Place des Fêtes is at the end of the block for wine and seafood small plates.

172 E. 90th St., Apt. 4E

As seen in this listing photo, this Carnegie Hill two-bedroom feels airy thanks to the nearly nine-foot-high ceilings and expansive layout.
Photo: Yoreevo, LLC

The preservationists in this slice of the Upper East Side are as stiff-backed as Greenwich Village’s diehards, but the owners of this prewar co-op found space amid the historic charm for modern touches, like split systems in every room. In the kitchen, across from the wood-burning fireplace and exposed-brick walls, are new quartz countertops, olive Shaker-style cabinetry, and the rare range hood that actually vents outside. The large primary bedroom gets great light from the oversize windows, and there’s more than enough space for an office setup and a reading nook.
