The average asking rent for office space in Midtown Manhattan was $85.08 per square foot during the third quarter of 2026, according to Colliers data.\u00a0 Eagle AI\u2019s current address is listed on its website as 5 Penn Plaza, meaning the new lease is likely a relocation.\u00a0<\/p>\n<p>Eagle AI\u2019s deal is just one of several new full-floor leases signed at 120 Fifth Avenue over the last six months that have brought the 11-story office building to 100 percent leased. AI health care company Iterative Scopes took 6,500 square feet at the property in April, while financial crime and sanctions risk intelligence firm Kharon took 6,500 square feet in August.\u00a0<\/p>\n<p>\u201cReaching 100 percent occupancy at 120 Fifth Avenue on the heels of full lease-up at our adjacent 122 Fifth Avenue, is a major milestone for our portfolio and underscores the vibrancy of lower Fifth Avenue\/Union Square District,\u201d Peter Tong, senior vice president of asset strategy at the Bromley Companies, said in a statement. \u201cHigh-growth organizations in AI, technology, and analytics continue to seek out spaces that combine the privacy and prestige of a dedicated full-floor identity with high-performance, plug-and-play prebuilt infrastructure.\u201d<\/p>\n<p>Bromley was represented in-house on all three deals. Eagle AI was represented by Eric Hazen from <a href=\"https:\/\/commercialobserver.com\/company\/cushman-wakefield\/\" title=\"Cushman &amp; Wakefield\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Cushman &amp; Wakefield<\/a>.
