Nell New York

Ask a New Yorker to meet for dinner at Rockefeller Center, and you may get a counteroffer somewhere south of 14th Street. During the holidays, the Christmas tree tends to come to mind before a table for two, along with the calculation of how long to allow for everyone else’s photos. The Art Deco complex, built during the Great Depression as “a city within a city,” has always had a life beyond its desks, from Radio City Music Hall to the Rainbow Room, yet it has spent most of its existence as a place you pass through. Lately, Tishman Speyer has been handing out reasons to linger. Le Rock sends out Frenchette’s brasserie cooking at the plaza level; down by the rink, Jupiter pours the King team’s pasta and wine into the concourse. And now, a hotel makes the boldest version of that argument: that you might come to New York for Rockefeller Center and simply stay.

The Nell New York, due in fall 2027, will be the complex’s first hotel, with 134 rooms carved from the upper floors at 10 Rockefeller Plaza, with offices and shops trading below. Aspen Hospitality’s chief executive, Jeff Toscano, tells Observer the aim is a hotel “that feels personal and residential,” which is a tall order seven floors above a working lobby. Rockwell Group has the public rooms and Pierre & Co. the guest rooms and suites; designs unveiled in September treat the shared spaces as a sequence of rooms in a Manhattan townhouse, stacked, improbably, inside an office tower. Hotels appeared in a 1928 scheme, but Rockefeller Center developed around offices and entertainment. The Nell’s opportunity is more practical: the developer told the 2024 City Planning Commission that the upper floors had sat empty for several years and that their configuration suited a hotel better than apartments.

The hotel operator is bringing alpine credentials to Midtown. Aspen Hospitality launched Nell Hotels in July, taking the name of its ski-in, ski-out flagship off the mountain for the first time. The Little Nell opened at the foot of Aspen Mountain in 1989 and became an après-ski address in its own right, with Ajax Tavern drawing a crowd beside the Silver Queen Gondola. Thirteen Master Sommeliers have come through its wine program, and this year marked its 30th consecutive Forbes Five-Star rating. New York is the brand’s first flatland address, a bet the company sizes at more than $350 million. The Crown family sits on both sides of the deal, controlling Aspen One, Aspen Hospitality’s parent, and holding a stake in Rockefeller Center through Henry Crown and Company, a Tishman Speyer partner.

A rendering of the bar in the Nell New York. Nell New York

The address has flirted with grander plans before. A 1928 proposal for the district centered on a new Metropolitan Opera House, and the parcel at 10 Rockefeller Plaza was held for the opera until the scheme fell apart in 1937. The office building that went up there in 1939 instead wore 200-foot bands of glass, a sleek departure from the masonry next door. Julie Frank, Aspen Hospitality’s vice president of design, told the team to “draw inspiration from the buildings and era,” and the building hands them a motif: the landmarks report calls 10 Rock’s rounded cornice a softer version of the faceted crowns atop the complex’s low-rise international buildings, a curve that recurs in the interiors. “There wasn’t necessarily one specific feature of the building that shaped the design,” Rockwell partner Shawn Sullivan tells Observer. As a design proposition, it seems the right compromise: geometric stonework keeps Rockefeller Center in view, while wood paneling and softened edges give the rooms a less ceremonial character.

The front door lands on 48th Street, a deliberate step off the tourist current at the rink. Drawings shown to the Landmarks Preservation Commission in November 2025 depict a tall, fabric-backed window, an illuminated marquee and long sconces set in limestone cut to match the existing facade; the submission credits SLCE Architects alongside Rockwell. Inside, Sullivan describes a parlor of travertine floors, wood paneling and a fireplace. The unglamorous half of the illusion happens out of sight: under the approved 2024 plan, deliveries and laundry disappear into Rockefeller Center’s shared loading dock, about 30 feet below the street off a ramp on West 50th, so the parlor stays a parlor.

From the parlor, dedicated elevators carry guests up past the offices to the seventh floor, where reception shares a level with the bar and an all-day dining room. With public rooms spread across several floors, Rockwell leans on recurring materials to tie together what Sullivan calls “distinct environments that unfold as guests move up through the hotel.” The renderings do not undersell it: scalloped bronze portals, a sculptural plaster ceiling and a marble floor laid in four colors with custom stone-and-metal inlay. The dining room is pitched at New Yorkers as much as hotel guests, and a private wine lounge and cellar carry over an Aspen habit, backed at the Little Nell by more than 20,000 bottles; one rendering threads a curved wood passage between glass-fronted racks. The spa and fitness center occupy the eighth floor, in the same wood and stone.

A rendering of a junior suite at the hotel. Aspen One

For the guest rooms, Pierre & Co. founder Pierre Josselin looked to Radio City Music Hall, borrowing its rounded forms and persimmon tones for the headboard wall and curtains, enough to “bring a sense of New York’s theatricality and character without overwhelming the space,” he says. Photographs of the model room convey his intent, showing dark bedside chests and mushroom-shaped lamps contrasting with the pale wood around the bed, while a rust-colored chair sits at a writing desk beside a tall, rounded mirror.

From the seventh-floor bar, Sullivan expects guests to look down on the Christmas tree, either the best seat in the house or a nightly reminder of the crowd the hotel is trying to rise above. The real test is the trip that gets you there: 48th Street to parlor to elevator to a room on a high floor, the townhouse conceit asked to hold up inside the bones and circulation of an office building. A private entrance and a stack of handsome rooms are a persuasive start. Whether they add up to one coherent hotel, and whether the service makes the climb feel like an escape rather than an errand, is the part no rendering can answer before fall 2027. If Sullivan is right about the transitions, the Nell will have slipped an intimate stay into the middle of Rockefeller Center. If he is not, it will be a very good-looking elevator ride.

A rendering of the Nell New York.
