{"id":41659,"date":"2025-11-16T22:36:28","date_gmt":"2025-11-16T22:36:28","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-ny\/41659\/"},"modified":"2025-11-16T22:36:28","modified_gmt":"2025-11-16T22:36:28","slug":"sublease-crisis-winding-down-in-latest-sign-of-nyc-office-recovery","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-ny\/41659\/","title":{"rendered":"Sublease crisis winding down in latest sign of NYC office recovery"},"content":{"rendered":"<p>The wind\u2019s gone out of the great sublease balloon that supposedly spelled doom for the city\u2019s office market.\u00a0\u00a0<\/p>\n<p>Manhattan office sublease availability has fallen to less than in 2019, according to Transwestern \u2014 down to just 11.8 million square feet in the third quarter, compared to 12.3 million before the start of the pandemic and a high of 23 million in early 2023.<\/p>\n<p>But wait \u2014 wasn\u2019t the sublease \u201cglut\u201d going\u00a0 to wreck the progress that was\u00a0 made since COVID-19 ravaged the economy?<\/p>\n<p><img style=\"aspect-ratio:0.66699219;display:block\" loading=\"lazy\" decoding=\"async\" data-modal-image=\"37681696\" width=\"394\" height=\"590\" src=\"https:\/\/www.newsbeep.com\/us-ny\/wp-content\/uploads\/2025\/11\/ny-exterior-1515-29314660_8d2abc.jpg\" alt=\"Exterior of 1515 Broadway in Times Square, featuring large billboards and people on the street.\" class=\"wp-image-37681696\"  \/>Paramount Global yanked 92,5000 square feet of sublease availability at 1515 Broadway last month.  Anne Wermiel\/NY Post<\/p>\n<p>CoStar News in April 2023 cited a Savills warning that, \u201cCompanies putting spaces up for\u00a0 sublease reached an all-time high of 22.4 million square feet in the first quarter,\u201d or 24.6% of all Manhattan office availability at the time.<\/p>\n<p>An even gloomier essay posted on The City in May 2023 described Big Apple office market \u201cdeterioration\u201d due to \u201cscores\u201d of empty buildings, high interest rates, $16 billion in outstanding debt, sublease volume, and the usual bogeyman of work-from-home.<\/p>\n<p>Now, however, Transwestern reports that sublease offerings have fallen to 18% of Manhattan availability. Most spaces still up for grabs were smaller than 25,000 square feet, although a few large blocks remained.<\/p>\n<p>\u201cWe\u2019ve been keeping an eye on the sublease levels for a few years now, first as they ballooned during the height of the pandemic, and with optimistic expectation as they slowly subsided over the past few quarters,\u201d said Transwestern research manager Corrie Slewett.<\/p>\n<p><img style=\"aspect-ratio:0.66699219;display:block\" loading=\"lazy\" decoding=\"async\" data-modal-image=\"37681711\" width=\"394\" height=\"590\" src=\"https:\/\/www.newsbeep.com\/us-ny\/wp-content\/uploads\/2025\/11\/231206-fdny-rubber-stamp-50-73365730.jpg\" alt=\"The FDNY rubber stamp at 50 Hudson Yards in New York City.\" class=\"wp-image-37681711\"  \/>Blackrock has absorbed over 193,000 square feet from Meta at 50 Hudson Yards. J.C. Rice<\/p>\n<p>\u201cIt\u2019s a notable milestone that Manhattan\u2019s available sublet space has settled below the pre-pandemic levels,\u201d Slewett added.<\/p>\n<p>Recent, large sublease deflations included Paramount Global, which last month yanked 92,5000 square feet from availability at 1515 Broadway.<\/p>\n<p>Large absorption deals included Blackrock\u2019s 193,000 square feet from Meta at 50 Hudson Yards; Robinhood\u2019s 125,400 square-foot sublease from MSG at 2 Penn; and Sixth Street Partners\u2019 103,400 square feet from Pfizer at The Spiral.<\/p>\n<p>CBRE global brokerage head Stephen B. Siegel commented, \u201cThe market is on fire and the absorption of sublease space is a natural by-product of that.
