{"id":42880,"date":"2025-11-17T21:18:16","date_gmt":"2025-11-17T21:18:16","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-ny\/42880\/"},"modified":"2025-11-17T21:18:16","modified_gmt":"2025-11-17T21:18:16","slug":"426-affordable-residential-units-planned-for-coney-island-commercial-observer","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-ny\/42880\/","title":{"rendered":"426 Affordable Residential Units Planned for Coney Island \u2013 Commercial Observer"},"content":{"rendered":"<p><a href=\"https:\/\/commercialobserver.com\/company\/pemmil-land-holdings\/\" title=\"Pemmil Land Holdings\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Pemmil Land Holdings<\/a>, an affiliate of <a href=\"https:\/\/commercialobserver.com\/company\/pembroke-companies\/\" title=\"Pembroke Companies\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Pembroke Companies<\/a>, plans to build two affordable residential towers in Brooklyn\u2019s Coney Island.<\/p>\n<p>Pembroke, which currently owns over 1,600 residential units in the area, has unveiled plans for an 18-story, 196,000-square-foot tower with 227 units and 3,300 square feet of retail space, plus a 12-story, 169,000-square-foot building with 199 units at 2850 West 25th Street and 2428 Neptune Avenue. Combined, the project would add 426 affordable units to the neighborhood.<\/p>\n<p>SEE ALSO: <a href=\"https:\/\/commercialobserver.com\/?p=554504\" rel=\"nofollow noopener\" target=\"_blank\">The Plan: Step Inside 180 Varick Street\u2019s Building Within a Building<\/a><\/p>\n<p>New York Business Journal was first to <a target=\"_blank\" rel=\"noopener nofollow\" href=\"https:\/\/www.bizjournals.com\/newyork\/news\/2025\/11\/12\/affordable-housing-coney-island-pembroke.html\">report the news<\/a>.\u00a0<\/p>\n<p>To move forward with the project, Pembroke needs to be granted a zoning map amendment from the New York City Planning Commission.\u00a0\u00a0<\/p>\n<p>The proposed site currently hosts three buildings \u2014 a 16-story building and two two-story buildings \u2014 under the umbrella of the state\u2019s Mitchell-Lama subsidy program, according to public records.
