Joshua Zamir\u2019s Capstone Equities<\/a> has secured $58.5 million in acquisition financing to buy a boutique office building on 28th Street in Chelsea.\u00a0<\/p>\n

Savanna Asset Management and 1823 Partners provided the debt, while Newmark<\/a>\u2019s Jordan Roeschlaub, Daniel Fromm and Chris Lozinak arranged the financing according to a release Wednesday.\u00a0<\/p>\n

The Real Deal previously reported<\/a> in July 2025 that Capstone Equities bought the 100,000-square-foot building at 205 West 28th Street, also known as 28&7, from Corem Property Group<\/a> and GDS Development Management<\/a> for $83 million.\u00a0<\/p>\n

Newmark also represented Corem Property Group in the sale, with Adam Spies, Doug Harmon, Adam Doneger and Marcella Fasulo facilitating that side of the deal.\u00a0<\/p>\n

Zamir, founding partner of Capstone Equities, described the Class A office building as \u201ca best-in-class asset\u201d in a statement and mentioned his firm\u2019s repeated relationship with both arms of Newmark\u2019s capital markets business.\u00a0<\/p>\n

\u201c[This transaction] reflects our continued partnership with Newmark across investment sales and debt and structured finance,\u201d said Zamir. \u201cWe look forward to building on that collaboration.\u201d<\/p>\n

Located in the heart of Manhattan in the neighborhood of Chelsea \u2014 at the corner of Seventh Avenue and West 28th Street in the heavily repurposed neighborhood of the Fashion District \u2014 205 West 28th Street stands 12 stories tall and features a black terra cotta fa\u00e7ade.\u00a0<\/p>\n

The office building is 100 percent leased, with tenants that include Sweden-based Epidemic Sound<\/a> and Injective Labs<\/a> and a ground-floor retail tenant Joe & the Juice<\/a>.\u00a0<\/p>\n

Avi Kollenscher, partner at Capstone Equities, called 205 West 28th Street \u201ca next-generation office product,\u201d in a statement.\u00a0<\/p>\n

\u201cIt\u2019s design-forward, strategically located and positioned to deliver the workplace experience that occupiers are seeking today,\u201d he added.\u00a0<\/p>\n
