Taylor Lucyk, broker and founder of the <a rel=\"noreferrer noopener nofollow\" target=\"_blank\" href=\"https:\/\/taylorlucykgroup.com\">Taylor Lucyk Group<\/a> in <a target=\"_blank\" href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/Bergen-County_NJ\/sby-2\" rel=\"nofollow noopener\">Bergen County, NJ<\/a>, tells <a target=\"_blank\" href=\"https:\/\/www.realtor.com\" rel=\"nofollow noopener\">Realtor.com\u00ae<\/a>.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">Their reasons vary: Some cite fears of higher taxes or shifting housing policies, others point to crime, congestion, or plain political fatigue.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">But together, they\u2019re fueling what agents across the tristate area describe as a fresh wave of migration that\u2019s already igniting bidding wars and record-breaking sales just beyond the city limits.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">Agents from <a target=\"_blank\" href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/Greenwich_CT\" rel=\"nofollow noopener\">Greenwich, CT<\/a>, to <a target=\"_blank\" href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/Paramus_NJ\" rel=\"nofollow noopener\">Paramus, NJ<\/a>, say their phones have been ringing off the hook since Mamdani\u2019s decisive primary win this summer.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">They\u2019re calling it the \u201c<a target=\"_blank\" href=\"https:\/\/www.realtor.com\/news\/trends\/zohran-mamdani-new-york-election-palm-beach-florida-moving\/\" rel=\"nofollow noopener\">Mamdani effect<\/a>,\u201d a sudden rush of Manhattan and Brooklyn buyers eager to lock in suburban properties before potential policy shifts take hold.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">And the numbers suggest that while the national market has cooled, these suburban pockets are running hot. <\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">According to the Realtor.com <a target=\"_blank\" href=\"https:\/\/www.realtor.com\/research\/october-2025-data\/\" rel=\"nofollow noopener\">October Housing Report<\/a>, while active listings nationwide rose 15.3% year over year, marking the 24th straight month of inventory growth, the pace of growth has slowed each month since May, hinting that post-pandemic inventory recovery may be plateauing.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">Even as <a target=\"_blank\" href=\"https:\/\/www.realtor.com\/news\/trends\/mortgage-interest-rates-now-october-30-2025\/\" rel=\"nofollow noopener\">mortgage rates<\/a> have eased to 12-month lows, homes are sitting longer on the market\u201463 days on average, up five days from last year\u2014and pending sales have slipped 1.9%.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">However, while the national median list price held steady at $424,200, prices in the Northeast actually saw modest gains. That regional strength underscores how <a target=\"_blank\" href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/New-York\" rel=\"nofollow noopener\">New York<\/a>\u2019s suburbs are bucking national slowdowns as city buyers look to make their move.<\/p>\n<p>A surge in suburban interest<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">In Westchester County, real estate agents Zach Harrison and Heather Harrison of The Harrison Team at Compass tell Realtor.com they&#8217;ve seen a significant uptick in business\u2014at least some of which has been prompted by the impending election.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">&#8220;While several factors are fueling this resurgence, concerns about the mayoral election keep coming up among buyers from New York. City residents eyeing the suburbs have cited a potential Mamdani victory as a key reason for making their move,&#8221; they said.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">Sales going into contract in Westchester are up about 15% compared with the same period last year, the Harrisons say\u2014making this one of the most visible election-driven shifts in the region\u2019s history.<\/p>\n<p>This home in Chappaqua, NY, sold for $1,725,000\u2014$175,000 over its list price.Realtor.comA home in Katonah, NY, was listed for $1,575,000, but sold for $1.7 million.Realtor.com<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">\u201cBuyers consistently mentioned three main concerns\u2014taxes, safety, and more space. Showing activity this fall is up 28.1% compared to June, before the primary election,&#8221; Zach noted. <\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">&#8220;Nearly all of the Westchester towns have no resident income tax, and many potential buyers have voiced concerns that resident income taxes in the city may be on the rise.&#8221;<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">Bidding wars are really heating up as demand outpaces supply, the agent duo explained.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">&#8220;Most of the bidding wars are in the \u2018under $4 million\u2019 price category, but we recently saw multiple bids on a home priced between $4 and $5 million,&#8221; they revealed.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">And this trend is not limited to one specific area\u2014or even a handful of suburban communities. <\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">&#8220;In practical terms, we\u2019re seeing more tours, faster offer cycles, and more bids above asking. Some of<br \/>the hottest markets right now are Scarsdale, Mamaroneck, Larchmont, Rye, White Plains, Harrison,<br \/>Edgemont, New Rochelle, the Rivertowns, plus Northern Westchester towns like Armonk, Briarcliff,<br \/>Chappaqua, and Bedford.&#8221;<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">\u201cWhat makes this season different is the pace at which buyers are interested in buying immediately,\u201d says Heather. &#8220;The surge feels like we\u2019re back in the low-interest-rate COVID era, but with more urgency. <\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">&#8220;One of our recent listings had a buyer make an offer hundreds of thousands above asking before they had even seen it in person to try to beat out the competition!\u201d<\/p>\n<p>This Wyckoff home in Bergen County, NJ, sold for $1,528,000\u2014$103,000 above asking.Realtor.comA Glen Rock, NJ, home was listed for $899,000 but sold for $1,052,000.Realtor.comNew Jersey neighbors<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">In New Jersey, the momentum is just as fierce, Lucyk says. <\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">&#8220;Yes, the election is definitely playing a big role in buyers\u2019 motivation to relocate,&#8221; he confirmed. &#8220;We\u2019ve seen a noticeable increase in clients from New York City who are exploring the suburbs, and our open houses have been busier than usual. <\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">&#8220;We\u2019re gaining new clientele each week, and overall lead activity has picked up significantly.\u201d<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">Lucyk shared examples that illustrate how heated the competition has become, revealing: \u201cOne of our recent buyer-side deals in Fair Lawn sold for over $70,000 above asking\u2014about 8% higher\u2014driven largely by the town\u2019s reputation and excellent school district. <\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">&#8220;Another home in Cedar Grove had 17 offers; we successfully secured it for our clients by offering $90,000 over asking. Both examples show just how competitive the market has become.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">\u201cInventory remains tight, but the recent dip in interest rates has had a major impact on activity. The political climate is adding an extra layer of urgency this year, making this season even busier than usual.\u201d<\/p>\n<p>A Greenwich, CT, home sold for $3.8 million. It was originally listed for $3,690,000.Realtor.comThis Cape Cod-style home in Greenwich was listed for $1,825,000 and sold for $1,975,000.Realtor.comEven on Long Island, NY, homes are going above asking. This Farmingdale home sold for $1.48 million, $81,000 over asking.Realtor.comSuburbs defy national trends<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">According to Realtor.com, national inventory growth has been strongest in the Northeast and Midwest, where buyers from pricier metro centers are spreading outward.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">By contrast, inventory growth in the South and West\u2014markets that led the post-pandemic boom\u2014has slowed, helping to narrow the regional divide in housing activity. Homes in politically stable, high-income suburbs around New York appear to be benefiting from that shift, with prices holding firm while other regions soften.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">In Greenwich, CT, <a rel=\"noreferrer noopener nofollow\" target=\"_blank\" href=\"https:\/\/www.compass.com\/agents\/mark-pruner\/\">Compass luxury real estate agent<\/a> Mark Pruner says the demand surge is evident even at the top end.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">\u201cOur inventory is down 81% from 2019, so our sales are limited by that. Overall, we only have 2.7 months of supply, so it is very much a seller&#8217;s market except over $5 million, where we have 9 months of supply. However, this is way down this year as we are having the best year ever for sales over $5 million,&#8221; Pruner told Realtor.com.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">Even with record-low inventory, Pruner says, contracts have \u201cgone up sharply\u201d over the last five weeks\u2014an anomaly that coincides with Mamdani\u2019s prominence.
