But what it lacks in charm it makes up for in light — it’s a top-floor unit with lovely greenhouse windows in the open kitchen and terraces off the living room and primary bedroom that add to the overall terrarium effect. The living room is spacious enough to play around with in terms of layout, and the bedrooms, which feature closets, are nicely sized and pleasantly set apart on opposite ends of the apartment. The kitchen and bathroom are quite plain, but I’d take that over some unsightly gold hardware from 2022. Common charges are $859, and taxes come to $1,964 a month, but the building is absolutely no-frills (an elevator is the only listed amenity).

333 East 53rd Street, 8J

      333 East 53rd Street
Photo: The Crest Group

A nicely updated one-bedroom co-op in Sutton Place. This time, it’s the south-facing casement window in the kitchen and living room that caught my eye. Other touches that appeal: The hardwood floors were recently refinished and the beamed ceilings are high. The bedroom has another pair of south-facing windows, enough room for a king, and a closet. (There are four total in the apartment.) The kitchen has quartz countertops and a Bosch dishwasher, plus open shelving, if that’s your thing. Monthly maintenance is $1,808, which feels almost tame for Sutton Place, and gets you a full-time doorman, fitness center, roof deck, and laundry room. It’s also walkable to the Kati Roll Company on 53rd — another amenity.

69-40 Yellowstone Boulevard, 121

      69-40 Yellowstone Boulevard
Photo: Corcoran

A three-bedroom, two-bath co-op in Forest Hills that, at 1,850 square feet, is spacious in a way I find shocking. (The previous owners appear to have combined two units.) The virtual staging here is sort of sinister, but there’s lots to like in the actual apartment: An arched passageway off the 30-foot living room leads into a windowed kitchen that has floor-to-ceiling wooden cabinetry. Each of the three bedrooms is large enough to accommodate a king (I think all beds should be kings, even baby beds), and there are enough closets to go around. Another wonderful byproduct of the combined units: two full-size bathrooms. Oh, and there’s a private terrace. Monthly maintenance is $2,294, and for that, you get a lot: a staffed lobby, an on-site superintendent, a fitness center, bike storage, a laundry room, and garage access. Regardless, this corner studio in a former bank building turned condo in Cobble Hill is well located (around the corner from Sahadi’s, for one) and basically turnkey: The white oak parquets appear to be brand-new, the appliances are luxe (Wolf, Miele, etc.), there’s radiant heated cork flooring in the kitchen, and the electrical and plumbing have both just been updated. There’s also little bench seats at each of the windows and an in-unit washer and dryer. It’s a studio, but the layout affords a little separation from the front door — the zigzag of the foyer and hallway add additional storage, as well, and over the closet, there’s a hidden (and perhaps unnerving) coffinlike lofted bed. Common charges and taxes are just over $1,000 a month, and amenities are simple but appreciated: an elevator, in-building laundry, a bike room, and a live-in super.

Sign Up for the Curbed Newsletter

A daily mix of stories about cities, city life, and our always evolving neighborhoods and skylines.

Vox Media, LLC Terms and Privacy Notice

By submitting your email, you agree to our Terms and Privacy Notice and to receive email correspondence from us.

  Related

50 Henry Street Photo-Illustration: Curbed; Photo: Douglas Elliman For under a million dollars, one can find all sorts…

[8
28229,28230,28231,12750,3439,358,9,56,63,65,64,19376,28232,463
0":"post-50478","1":"post","2":"type-post","3":"status-publish","4":"format-standard","5":"has-post-thumbnail","7":"category-new-york-city","8":"tag-brooklyn-real-estate","9":"tag-buying-an-apartment","10":"tag-buying-in-new-york-city","11":"tag-cobble-hill","12":"tag-forest-hills","13":"tag-lower-east-side","14":"tag-new-york","15":"tag-ny","16":"tag-nyc","17":"tag-nyc-headlines","18":"tag-nyc-news","19":"tag-sutton-place","20":"tag-two-bridges","21":"tag-under-a-million
["GET
