The asking rent was not disclosed, however CoStar data notes asking rent of $125 per square foot for the space. The length of the lease was described as \u201clong-term,\u201d by a source close to the deal.\u00a0<\/p>\n<p>SEE ALSO: <a href=\"https:\/\/commercialobserver.com\/2025\/11\/eqt-partners-lease-sl-green-245-park-avenue\/\" rel=\"nofollow noopener\" target=\"_blank\">Private Equity Firm EQT Partners Expands to 115K SF at SL Green\u2019s 245 Park Avenue<\/a><\/p>\n<p>The coffee shop is expected to open in the second quarter of 2026.<\/p>\n<p>Rudin was represented in-house by Robert Steinman.\u00a0<\/p>\n<p>\u201cWe are delighted to welcome Blank Street to 32 Avenue of the Americas,\u201d Steinman said in a statement announcing the lease. \u201cHaving quality coffee, matcha and pastries available in an inviting atmosphere will enhance the daily experience for our tenants while serving as an amenity for the entire neighborhood.\u201d<\/p>\n<p>Blank Street Coffee was represented by Patrick O\u2019Rourke from <a href=\"https:\/\/commercialobserver.com\/company\/cushman-wakefield\/\" title=\"Cushman &amp; Wakefield\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Cushman &amp; Wakefield<\/a>. O\u2019Rourke did not immediately respond to a request for comment.\u00a0<\/p>\n<p>\u201cWe\u2019re very excited to open our largest New York location yet at 32 Avenue of the Americas \u2014 a beautiful Art Deco landmark in the heart of Tribeca,\u201d Evan Mateen, director of real estate at Blank Street, said in the statement. \u201cWe\u2019re drawing inspiration from the building\u2019s architecture to design a cafe that honors its history while bringing a modern Blank Street touch.\u201d<\/p>\n<p>Rudin acquired 32 Avenue of the Americas, which was originally designed by architect Ralph Thomas Walker, in 1999 from AT&amp;T, back when it was known as the AT&amp;T Long Lines Building.
