{"id":51163,"date":"2025-11-25T01:31:09","date_gmt":"2025-11-25T01:31:09","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-ny\/51163\/"},"modified":"2025-11-25T01:31:09","modified_gmt":"2025-11-25T01:31:09","slug":"rudin-nearing-350m-recapitalization-for-845-third-avenues-next-chapter-commercial-observer","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-ny\/51163\/","title":{"rendered":"Rudin Nearing $350M Recapitalization for 845 Third Avenue\u2019s Next Chapter \u2013 Commercial Observer"},"content":{"rendered":"<p>As Thanksgiving Day approaches, some of New York City\u2019s most active developers and financiers are busy talking turkey.\u00a0<\/p>\n<p><a href=\"https:\/\/commercialobserver.com\/company\/rudin\/\" title=\"Rudin\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Rudin<\/a> is close to sealing a $350 million total recapitalization for 845 Third Avenue\u2018s next chapter, sources familiar with the transaction told Commercial Observer.\u00a0<\/p>\n<p>SEE ALSO: <a href=\"https:\/\/commercialobserver.com\/2025\/11\/affinius-capital-74m-refi-el-paso-industrial-facility\/\" rel=\"nofollow noopener\" target=\"_blank\">Affinius Capital Provides $74M Refi for El Paso Industrial Facility<\/a><\/p>\n<p>That includes <a href=\"https:\/\/commercialobserver.com\/company\/quantum-pacific\/\" title=\"Quantum Pacific\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Quantum Pacific<\/a> paying roughly <a target=\"_blank\" rel=\"noopener nofollow\" href=\"https:\/\/www.pincusco.com\/quantum-pacific-buys-stake-valued-at-79-9m-in-rudins-845-third-conversion-in-midtown-east\/\">$80 million for a stake<\/a> in the property \u2014 first reported by Pincus Co. last week \u2014 plus a roughly $250 million construction loan from BDT &amp; MSD Partners, which is now close to closing, sources said.\u00a0<\/p>\n<p>In September, Rudin <a href=\"https:\/\/commercialobserver.com\/2025\/09\/rudin-conversion-845-third-avenue-apartments\/\" rel=\"nofollow noopener\" target=\"_blank\">filed plans<\/a> with the New York City Department of Buildings to convert the 21-story office building into roughly 410 residential units, with apartments on the second through 21st floors plus roughly 9,000 square feet of retail at the building\u2019s base. The residential portion will include amenities such as a party room, a gym, a sauna, a plunge pool and a media room, according to the plans.\u00a0<\/p>\n<p>The financing was marketed as a residential conversion financing opportunity, with $222 million initially being sought, according to an offering memorandum viewed by CO. Roughly 25 percent of the building\u2019s apartments will be designated as affordable housing, using the 467-m tax abatement program. Rudin is currently working on vacating the property of office tenants, with construction slated to begin in the first quarter of 2026 and wrap in the third quarter of 2027, according to the memorandum.\u00a0<\/p>\n<p><a href=\"https:\/\/commercialobserver.com\/company\/newmark\/\" title=\"Newmark\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Newmark<\/a>\u2019s Adam Spies, Doug Harmon, Josh King, Adam Doneger, Marcella Fasulo and Avery Silverstein negotiated the overall capitalization, bringing in Quantum Pacific as a 75 percent equity partner, sources said, while Newmark\u2019s Jordan Roeschlaub and Nick Scribani negotiated the debt, according to the memorandum.<\/p>\n<p>Further south, Rudin is also <a href=\"https:\/\/commercialobserver.com\/2025\/02\/office-to-residential-355-lexington-avenue-rudin\/\" rel=\"nofollow noopener\" target=\"_blank\">converting its office building at 355 Lexington Avenue<\/a> to residential use, as first reported by CO back in February.<\/p>\n<p>As for Quantum Pacific, the firm, led by Idan Ofer, has made an, ahem, quantum leap into New York City real estate this past year. It snapped up BGO\u2019s 101 Greenwich Street for more than $100 million in February as well as 767 Third Avenue from Sage Realty for $88 million last November.
