Midtown, in particular, is expecting a windfall from the trend.<\/p>\n<p class=\"mb-4 text-lg md:leading-8 break-words\">Just as redevelopment gave the buttoned-up Financial District <a href=\"https:\/\/www.yahoo.com\/lifestyle\/nyc-nabe-becoming-hot-family-172227816.html\" data-ylk=\"slk:a more family-friendly feel;elm:context_link;itc:0;sec:content-canvas;outcm:mb_qualified_link;_E:mb_qualified_link;ct:story;\" class=\"link  yahoo-link\" rel=\"nofollow noopener\" target=\"_blank\">a more family-friendly feel<\/a>, all eyes are on whether Midtown\u2019s conversion trend will add new energy \u2014 and desirability \u2014 to the area\u2019s 9-to-5 and touristy reputation.<\/p>\n<p><img alt=\"Roughly half of the city\u2019s upcoming conversions are located in Midtown. Getty Images<\/p>\n<p class=\"mb-4 text-lg md:leading-8 break-words\">A report by <a href=\"https:\/\/www.rentcafe.com\/blog\/rental-market\/market-snapshots\/adaptive-reuse-apartments\/\" rel=\"nofollow noopener\" target=\"_blank\" data-ylk=\"slk:RentCafe;elm:context_link;itc:0;sec:content-canvas\" class=\"link \">RentCafe<\/a> singled out the Big Apple as the country\u2019s No. 1 hotspot for upcoming office-to-residential conversions.<\/p>\n<p class=\"mb-4 text-lg md:leading-8 break-words\">The pipeline of adaptive-reuse projects in the city includes nearly 11,000 apartments in various stages of development; roughly 9,000 of them are coming from former office buildings.<\/p>\n<p class=\"mb-4 text-lg md:leading-8 break-words\">Weak demand and declining prices for aging office buildings made these vacant towers attractive to residential developers. Subsequent zoning changes and new housing incentives helped make the <a href=\"https:\/\/www.yahoo.com\/news\/office-apartment-conversions-booming-nyc-194442665.html\" data-ylk=\"slk:conversion boom;elm:context_link;itc:0;sec:content-canvas;outcm:mb_qualified_link;_E:mb_qualified_link;ct:story;\" class=\"link  yahoo-link\" rel=\"nofollow noopener\" target=\"_blank\">conversion boom<\/a> possible.<\/p>\n<p class=\"mb-4 text-lg md:leading-8 break-words\">There were 1.4 million square feet of conversion projects underway or planned in Manhattan as of September, <a href=\"https:\/\/www.bloomberg.com\/graphics\/2025-nyc-midtown-office-conversions\/\" rel=\"nofollow noopener\" target=\"_blank\" data-ylk=\"slk:Bloomberg;elm:context_link;itc:0;sec:content-canvas\" class=\"link \">Bloomberg<\/a> reported, citing CBRE. A housing boost here wouldn\u2019t just add supply \u2014 it could reduce strain on the city\u2019s public transit system as daily commuters become full-time residents.<\/p>\n<p class=\"mb-4 text-lg md:leading-8 break-words\">The area\u2019s expected windfall of converted housing includes buzzy projects like the redevelopment of the former Pfizer headquarters on East 42nd Street.<\/p>\n<p class=\"mb-4 text-lg md:leading-8 break-words\">The two office towers near Grand Central \u2014 currently the largest office conversion in the US \u2014 are expected to yield roughly 1,600 new rentals when they open in 2026.<\/p>\n<p class=\"mb-4 text-lg md:leading-8 break-words\">At 5 Times Square, along Midtown\u2019s busiest corridor, the former home of Ernst &amp; Young is slated for 1,250 new homes. These office-to-residential conversions have found popularity among two oft-opposing groups \u2014 ambitious residential developers and housing advocates.<\/p>\n<p class=\"mb-4 text-lg md:leading-8 break-words\">When news of the 5 Times Square conversion <a href=\"https:\/\/www.reddit.com\/r\/nyc\/comments\/1ksws6i\/a_times_square_office_tower_will_be_converted\/\" rel=\"nofollow noopener\" target=\"_blank\" data-ylk=\"slk:was shared;elm:context_link;itc:0;sec:content-canvas\" class=\"link \">was shared<\/a> on the Reddit thread r\/nyc earlier this year, the top comment declared: \u201cThis is good news, now do it 100 more times!\u201d<\/p>\n<p><img alt=\"Mayor Eric Adams touring the 160 Water St. conversion in 2023.
