{"id":57786,"date":"2025-12-01T22:51:08","date_gmt":"2025-12-01T22:51:08","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-ny\/57786\/"},"modified":"2025-12-01T22:51:08","modified_gmt":"2025-12-01T22:51:08","slug":"brooklyn-park-warehouse-sold-expansion-planned","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-ny\/57786\/","title":{"rendered":"Brooklyn Park warehouse sold; expansion planned"},"content":{"rendered":"<p><img decoding=\"async\" src=\"https:\/\/www.newsbeep.com\/us-ny\/wp-content\/uploads\/2025\/10\/play-icon.png\"\/> Listen to this article<\/p>\n<p>The Blueprint\n<\/p>\n<p><a href=\"https:\/\/finance-commerce.com\/tag\/scannell-properties\/\" class=\"st_tag internal_tag \" rel=\"tag nofollow noopener\" title=\"Posts tagged with Scannell Properties\" target=\"_blank\">Scannell Properties<\/a> bought the 119,000-square-foot warehouse for $9.8 million.<br \/>\nA 63,768-square-foot addition is planned, bringing the site to 191,120 square feet.<br \/>\nThe property sits near Highway 169 and I-94 in a strong <a href=\"https:\/\/finance-commerce.com\/tag\/northwest-submarket\/\" class=\"st_tag internal_tag \" rel=\"tag nofollow noopener\" title=\"Posts tagged with Northwest submarket\" target=\"_blank\">Northwest submarket<\/a>.<\/p>\n<p>A 119,000-square-foot warehouse in <a href=\"https:\/\/finance-commerce.com\/tag\/brooklyn-park\/\" class=\"st_tag internal_tag \" rel=\"tag nofollow noopener\" title=\"Posts tagged with Brooklyn Park\" target=\"_blank\">Brooklyn Park<\/a> has traded hands and the buyer says a 63,000 square foot expansion is planned.\n<\/p>\n<p>Scannell Properties bought the distribution warehouse from Essendant \u00a0Co., an Illinois-based firm, for $9.8 million, according to a recently released <a href=\"https:\/\/www.mndor.state.mn.us\/ecrv_search\/app\/openPublicEcrvView?ecrvId=1827346&amp;countyFinal=false&amp;title=View+Summary+for+Preliminary+eCRV+ID\" rel=\"nofollow noopener\" target=\"_blank\">certificate of real estate value<\/a>.<\/p>\n<p>Scannell\u2019s acquisition of the property comes only a couple months after the development company unloaded a series of warehouses in the same city for $63.5 million, as previously reported by Finance &amp; Commerce.\n<\/p>\n<p>The building, which includes an 8,284-square-foot office, is located at 7509 Boone Ave. N. in Brooklyn Park, not far from key transit corridors Highway 169 and Interstate 94.\n<\/p>\n<p>Built in 1986, the site is estimated to be worth around $8.8 million, an increase upon last year\u2019s $8.4 million, according to <a href=\"https:\/\/finance-commerce.com\/tag\/hennepin-county\/\" class=\"st_tag internal_tag \" rel=\"tag nofollow noopener\" title=\"Posts tagged with Hennepin County\" target=\"_blank\">Hennepin County<\/a> <a href=\"https:\/\/www16.co.hennepin.mn.us\/pins\/pidresult.jsp\" rel=\"nofollow noopener\" target=\"_blank\">public records<\/a>.<\/p>\n<p>A <a href=\"https:\/\/members.moodyscre.com\/api\/images\/data\/og\/media\/user_uploads\/68dd75123d91a644c4b5999c_7509_boone_ave_n_brochure_for_lease.pdf\" rel=\"nofollow noopener\" target=\"_blank\">listing<\/a> from <a href=\"https:\/\/finance-commerce.com\/tag\/jll\/\" class=\"st_tag internal_tag \" rel=\"tag nofollow noopener\" title=\"Posts tagged with JLL\" target=\"_blank\">JLL<\/a> shows that Scannell plans to build a 63,768-square-foot addition on the property\u2019s westside. The listing says that the property currently is available to rent and that the building addition will be \u201cavailable\u201d in June 2026. This would bring the site\u2019s footprint to 191,120 square feet.\n<\/p>\n<p>Michael Conzemius, a development manager for Scannell, said in an interview on Monday that the firm likes the location and wants to build on its work in Brooklyn Park. He said Scannell buying existing properties to build an addition is not a \u201cstrategy we employ often.\u201d\n<\/p>\n<p>\u201cJust given where the market is right now, the opportunity of this particular building, we jumped at the opportunity,\u201d Conzemius said.\n<\/p>\n<p>Conzemius said the arrival of winter has led to questions about how soon Scannell can begin work on the site, but said the plan is to go vertical as early as possible in the spring. The delivery of the site, he said, is weather-dependent, but called Fall 2026 a \u201csafe bet\u201d for wrapping up.\n<\/p>\n<p>Essendant is an office-product distributor, according to the company\u2019s website, that has over 2 million square feet of space in distribution centers across their portfolio. Essendant declined to comment when reached for this story.\n<\/p>\n<p>With Essendant leaving, Conzemius said Scannell is looking for a new tenant for the single-user property.\n<\/p>\n<p>With its $9.8 million price tag, the price-per-square-foot ends up being around $77.04.\n<\/p>\n<p>In addition to its proximity to key transit corridors, the property is also down the road from the Arbor Lakes Business Park, one of the strongest micro-markets in the Twin Cities metro. The Northwest submarket more broadly continues to be a dominant force for development in the metro. According to CBRE\u2019s recent report on the <a href=\"https:\/\/finance-commerce.com\/tag\/twin-cities-industrial-market\/\" class=\"st_tag internal_tag \" rel=\"tag nofollow noopener\" title=\"Posts tagged with Twin Cities industrial market\" target=\"_blank\">Twin Cities industrial market<\/a>, the Northwest accounted for over half of all deliveries in the market last quarter and looking forward, it has another half-a-million square feet under construction. Its vacancy rate is 3% compared with the market average of 3.8%.\n<\/p>\n<p>Last quarter, Scannell <a href=\"https:\/\/finance-commerce.com\/2025\/09\/brooklyn-park-warehouses-sell-63-5m\/\" rel=\"nofollow noopener\" target=\"_blank\">sold<\/a> three warehouses in NorthPark Business Center for $63.5 million, or $148 per square foot to BuzzOats.
