{"id":59858,"date":"2025-12-03T17:44:10","date_gmt":"2025-12-03T17:44:10","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-ny\/59858\/"},"modified":"2025-12-03T17:44:10","modified_gmt":"2025-12-03T17:44:10","slug":"moodys-in-talks-to-consolidate-into-400k-sf-at-brookfield-place-commercial-observer","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-ny\/59858\/","title":{"rendered":"Moody\u2019s in Talks to Consolidate Into 400K SF at Brookfield Place \u2013 Commercial Observer"},"content":{"rendered":"<p>Financial ratings giant Moody\u2019s is getting closer to a major space consolidation, as the company is currently in negotiations for a possible move to 400,000 square feet of office space in Brookfield Place, down from its current 758,000 square feet at 7 World Trade Center.<\/p>\n<p>Moody\u2019s is represented by Robert Lowe at <a href=\"https:\/\/commercialobserver.com\/company\/cushman-wakefield\/\" title=\"Cushman &amp; Wakefield\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Cushman &amp; Wakefield<\/a>, while Brookfield is represented by a <a href=\"https:\/\/commercialobserver.com\/company\/jll\/\" title=\"JLL\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">JLL<\/a> team led by Paul Glickman.<\/p>\n<p>SEE ALSO: <a href=\"https:\/\/commercialobserver.com\/2025\/12\/thai-villa-group-lease-kaza-restaurant-bryant-park\/\" rel=\"nofollow noopener\" target=\"_blank\">Thai Villa Group Set to Open New Japanese Restaurant Near Bryant Park<\/a><\/p>\n<p>The potential asking rent and lease length are unclear. A July office listing for Brookfield\u2019s nearby 225 Liberty Street showed an asking rent of $72 per square foot.\u00a0<\/p>\n<p>It is also unclear exactly which building at Brookfield Place Moody\u2019s is considering, although the lower portion of 200 Vesey Street currently has one of the biggest available blocks of space at the complex.\u00a0<\/p>\n<p>Brookfield has been skilled at moving tenants around its properties to accommodate new and larger tenants, including its decision to allow Jane Street to grow to 1 million square feet at 250 Vesey Street earlier this year.\u00a0\u00a0\u00a0<\/p>\n<p>Sources say <a href=\"https:\/\/commercialobserver.com\/company\/silverstein-properties\/\" title=\"Silverstein Properties\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Silverstein Properties<\/a>, which owns 7 World Trade Center, is negotiating with current law firm tenant <a href=\"https:\/\/commercialobserver.com\/company\/wilmerhale\/\" title=\"WilmerHale\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">WilmerHale<\/a> to backfill some of the space that Moody\u2019s will leave behind if the company relocates. WilmerHale signed a lease for 210,000 square feet in April of 2011 for floors 41 through 45.<\/p>\n<p>Promoted by then-Mayor Michael Bloomberg, that lease was <a target=\"_blank\" rel=\"noopener nofollow\" href=\"https:\/\/wtc.com\/news\/silverstein-properties-and-newest-7-world-trade-center-tenant-law-firm-wilmerhale-are-first-to-adopt-green-lease-language-crafted-by-mayors-planyc-team\/\">the first to incorporate language<\/a> to promote enhanced energy efficiency and sustainability, with building owners and tenants sharing both the cost and benefits of energy efficiency improvements.<\/p>\n<p>Moody\u2019s has been leasing space at 7 World Trade Center, also known as 250 Greenwich Street, in tranches starting in 2006, when it announced that it signed a 20-year lease for 590,000 square feet across 15 floors of the new 52-story tower.<\/p>\n<p>By April of 2007, Moody\u2019s had expanded to 670,000 square feet on 17 floors. That fall, the parties announced that Moody\u2019s would sell its headquarters at 99 Church Street to a joint venture between Silverstein Properties and the <a href=\"https:\/\/commercialobserver.com\/company\/california-state-teachers-retirement-system\/\" title=\"California State Teachers\u2019 Retirement System\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">California State Teachers\u2019 Retirement System<\/a> pension fund for $170 million. The building was eventually demolished and became the site of Silverstein\u2019s Four Seasons hotel and residences, which was designed by Robert A.M. Stern, who died in November.<\/p>\n<p>Moody\u2019s soon expanded to 680,000 square feet, then added another 129,000 square feet on the top three floors of 7 World Trade Center in 2013 with a sublease from <a href=\"https:\/\/commercialobserver.com\/company\/portigon\/\" title=\"Portigon\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Portigon<\/a>, at a reported asking rent of $65 per square foot.<\/p>\n<p>With 7 World Trade Center full by 2015, Moody\u2019s expanded by an additional 75,000 square feet on the 56th and 57th floors of One World Trade Center, at an asking rent of $69 per foot.<\/p>\n<p>In 2019, Moody\u2019s subleased two of its floors to Skidmore Owings Merrill, the designer of 7 World Trade Center.<\/p>\n<p>But in August 2020, during the throes of the pandemic, Moody\u2019s One World Trade Center space was offered as a sub-sublease through November 2027 by Lowe, with <a href=\"https:\/\/commercialobserver.com\/company\/ibisworld\/\" title=\"IBISWorld\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">IBISWorld<\/a> subleasing the entire 56th floor. The 57th floor was subleased by <a href=\"https:\/\/commercialobserver.com\/company\/masterworks\/\" title=\"Masterworks\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Masterworks<\/a> in 2025.<\/p>\n<p>Since the pandemic, Moody\u2019s has been rethinking its workspaces with <a target=\"_blank\" rel=\"noopener nofollow\" href=\"https:\/\/www.huntsmanag.com\/\">Huntsman Architectural Group<\/a> to <a target=\"_blank\" rel=\"noopener nofollow\" href=\"https:\/\/www.fastcompany.com\/91108215\/moodys-designed-a-prototype-office-to-engage-hybrid-employees-its-changing-how-everyone-works\">transform warrens of tiny offices<\/a> into collaborative spaces and reduce its global footprint.<\/p>\n<p>Representatives for Moody\u2019s, Brookfield and JLL did not immediately respond to requests for comment.
