{"id":61076,"date":"2025-12-04T20:03:07","date_gmt":"2025-12-04T20:03:07","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-ny\/61076\/"},"modified":"2025-12-04T20:03:07","modified_gmt":"2025-12-04T20:03:07","slug":"planned-parenthood-sells-only-manhattan-clinic-to-izaki-group-for-38m-commercial-observer","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-ny\/61076\/","title":{"rendered":"Planned Parenthood Sells Only Manhattan Clinic to Izaki Group for $38M \u2013 Commercial Observer"},"content":{"rendered":"<p><a href=\"https:\/\/commercialobserver.com\/company\/planned-parenthood\/\" title=\"Planned Parenthood\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Planned Parenthood<\/a> of Greater New York has officially sold its only Manhattan clinic for $38.1 million, after first putting it up for sale in March, Commercial Observer has learned.<\/p>\n<p>The nonprofit, which provides sexual and reproductive health care services and education, offloaded its seven-story, 43,365-square-foot Manhattan Health Center at 26 Bleecker Street in NoHo to <a href=\"https:\/\/commercialobserver.com\/company\/izaki-group-investments\/\" title=\"Izaki Group Investments\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Izaki Group Investments<\/a> (IGI), which has plans to convert the vacant property into luxury residential condos, according to broker <a href=\"https:\/\/commercialobserver.com\/company\/cushman-wakefield\/\" title=\"Cushman &amp; Wakefield\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Cushman &amp; Wakefield<\/a>.<\/p>\n<p>SEE ALSO: <a href=\"https:\/\/commercialobserver.com\/?p=555977&amp;preview=true&amp;preview_id=555977\" rel=\"nofollow noopener\" target=\"_blank\">Conversions, AI, Refinancing Win Big at Commercial Observer\u2019s Breakthrough Awards<\/a><\/p>\n<p>\u201cWe were pleased to bring 26 Bleecker Street to market and identify a buyer with a clear vision for this unique asset,\u201d C&amp;W\u2019s Craig Waggner, who represented the seller in the deal, said in a statement. \u201cIts corner exposure, efficient floor plates and abundant natural light make it an exceptional candidate for residential conversion in one of Manhattan\u2019s most sought-after neighborhoods.\u201d<\/p>\n<p>C&amp;W\u2019s Waggner, Bobby Carrozzo, John Ciraulo, Carri Lyon and David Lebenstein brokered the deal for the seller and procured the buyer. Spokespeople for Planned Parenthood and IGI did not immediately respond to requests for comment.<\/p>\n<p>The sale of the facility \u2014 which required state approval \u2014 comes after Planned Parenthood put the 1900-built property up for sale in the spring for $39 million, largely because the \u201coutdated facility [was] not designed to support the health care needs of the future,\u201d the nonprofit said in a statement at the time. The sale also came after Planned Parenthood suffered mounting <a target=\"_blank\" rel=\"noopener nofollow\" href=\"https:\/\/www.nytimes.com\/2025\/02\/15\/us\/planned-parenthood-clinics-takeaways.html\">financial and political pressures<\/a>.<\/p>\n<p>\u201cOur commitment to our patients is at the heart of our mission to provide equitable access to sexual and reproductive health care and education,\u201d Wendy Stark, president and CEO of Planned Parenthood NY, said in a statement in March.<\/p>\n<p>\u201cThe gap between inflation and stagnant reimbursement rates has forced us to make difficult but necessary decisions, including selling 26 Bleecker Street, home of the Manhattan Health Center,\u201d Stark added. \u201cFunds from the sale will allow us to sustain services for systemically underserved communities \u2014 the people who need us most.\u201d<\/p>\n<p>Stark added at the time that the nonprofit might build a new \u201cstate-of-the-art health center in Manhattan,\u201d but selling 26 Bleecker was the \u201cfirst step.\u201d<\/p>\n<p>Now, IGI will turn the building on the corner of Bleecker and Mott streets into luxury condos, as the property\u2019s zoning permits \u201ca range of residential and commercial uses,\u201d C&amp;W said.<\/p>\n<p>\u201cWe saw exceptional engagement from residential developers, users, retailers and boutique office investors,\u201d C&amp;W\u2019s Carrozzo said in a statement.<\/p>\n<p>The sale of 26 Bleecker leaves Planned Parenthood with no locations in Manhattan at a time when the future of reproductive rights <a target=\"_blank\" rel=\"noopener nofollow\" href=\"https:\/\/www.nytimes.com\/interactive\/2024\/us\/abortion-laws-roe-v-wade.html\">is uncertain<\/a>. The health care provider has also been forced to <a target=\"_blank\" rel=\"noopener nofollow\" href=\"https:\/\/gothamist.com\/news\/planned-parenthood-of-ny-was-already-facing-financial-woes-then-came-the-election\">shut down at least four other clinics<\/a> in New York state within the past year due to declining visits and financial problems.<\/p>\n<p>Meanwhile, news of 26 Bleecker\u2019s conversion also comes during <a href=\"https:\/\/commercialobserver.com\/2025\/10\/new-york-office-to-residential-conversions-report\/\" rel=\"nofollow noopener\" target=\"_blank\">a wave of planned office-to-residential conversion projects<\/a> in Manhattan.
