{"id":64207,"date":"2025-12-08T13:37:08","date_gmt":"2025-12-08T13:37:08","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-ny\/64207\/"},"modified":"2025-12-08T13:37:08","modified_gmt":"2025-12-08T13:37:08","slug":"nyc-picks-gfp-real-estate-to-redevelop-100-gold-street-into-3700-housing-units-commercial-observer","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-ny\/64207\/","title":{"rendered":"NYC Picks GFP Real Estate to Redevelop 100 Gold Street Into 3,700 Housing Units \u2013 Commercial Observer"},"content":{"rendered":"<p>The aging city-owned office building at 100 Gold Street is finally getting <a href=\"https:\/\/commercialobserver.com\/2025\/03\/rfp-eric-adams-100-gold-street\/\" rel=\"nofollow noopener\" target=\"_blank\">its shiny revamp<\/a>.<\/p>\n<p>After a \u201ccompetitive\u201d request for proposals process, the <a href=\"https:\/\/commercialobserver.com\/company\/new-york-city-economic-development-corporation\/\" title=\"New York City Economic Development Corporation\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">New York City Economic Development Corporation<\/a> (NYCEDC) said it has chosen <a href=\"https:\/\/commercialobserver.com\/company\/gfp-real-estate\/\" title=\"GFP Real Estate\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">GFP Real Estate<\/a> to redevelop the 1960s-built, 10-story office building in Manhattan\u2019s Financial District into a mixed-income residential building, Commercial Observer has learned.<\/p>\n<p>SEE ALSO: <a href=\"https:\/\/commercialobserver.com\/2025\/12\/edc-rfp-150-west-100th-street\/\" rel=\"nofollow noopener\" target=\"_blank\">New York\u2019s EDC Seeks Proposals to Build Housing at 150 West 100th Street<\/a><\/p>\n<p>As part of the proposed project, GFP would build approximately 3,700 housing units, with a minimum of 25 percent required to be permanently affordable, according to the NYCEDC. Plans also call for approximately 40,000 square feet of new public open space, and a new \u201cstate-of-the-art\u201d fitness center inside the building.<\/p>\n<p>In addition, proceeds from \u201cthe disposition of the city-owned site\u201d would be used to acquire new office space for the New York City Department of Housing Preservation &amp; Development (HPD), which currently houses its offices at 100 Gold Street, the NYCEDC said. The funds would also be used to find new office space for other tenants of 100 Gold Street, which include New York City\u2019s Housing Choice Voucher program and nonprofit organization GrowNYC.<\/p>\n<p>\u201cTransforming outdated city-owned sites into mixed-income housing is at the core of NYCEDC\u2019s mission, and bold projects like 100 Gold are critical to tackling New York City\u2019s ongoing affordability crisis,\u201d Andrew Kimball, president and CEO of the NYCEDC, said in a statement.<\/p>\n<p>\u201cThe historic redevelopment will deliver thousands of high-quality, mixed-income housing units and public amenities for New Yorkers, and NYCEDC is proud to partner with GFP Real Estate to bring this extraordinary vision to life in Lower Manhattan,\u201d Kimball added.<\/p>\n<p>100 Gold Street also currently houses the <a href=\"https:\/\/commercialobserver.com\/company\/hamilton-madison-house\/\" title=\"Hamilton-Madison House\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Hamilton-Madison House<\/a>, a nonprofit that provides social services, mental health support and community programs for older adults. GFP\u2019s project would include a new, purpose-built facility for the nonprofit on the site, while a temporary facility would be provided nearby during the construction period.<\/p>\n<p>\u201cOn behalf of GFP Real Estate, we are honored to have been selected by NYCEDC and HPD to advance the redevelopment of 100 Gold Street,\u201d Brian Steinwurtzel, co-CEO and principal of GFP, said in a statement. \u201cWe look forward to a collaborative process with the community, local leaders, and our partners in government.\u201d<\/p>\n<p>Mayor Eric Adams announced plans for the redevelopment of 100 Gold Street in his <a href=\"https:\/\/commercialobserver.com\/2025\/01\/eric-adams-state-of-city-housing\/\" rel=\"nofollow noopener\" target=\"_blank\">January State of the City address<\/a>, when he was initially looking to build 2,000 homes on the site. Now, the roughly 3,700 housing units set to be created from the project will add to Adams\u2019s many housing initiatives, such as the <a href=\"https:\/\/commercialobserver.com\/2024\/12\/new-york-city-council-pass-city-of-yes\/\" rel=\"nofollow noopener\" target=\"_blank\">City of Yes for Housing Opportunity<\/a> \u2014 which is expected to produce around 80,000 new homes \u2014 and Executive Order 43, in which <a href=\"https:\/\/commercialobserver.com\/2025\/02\/eric-adams-coney-island-housing\/\" rel=\"nofollow noopener\" target=\"_blank\">city-owned land is being reviewed<\/a> for new housing developments.<\/p>\n<p>\u201cFrom an abandoned airfield in Queens to an old office building in Manhattan, our administration is using every piece of land we have to build the housing we need,\u201d Adams said in a statement to CO. \u201cWith today\u2019s announcement, we\u2019ll give thousands of families an affordable place to live, thousands of city employees new high-quality office space, and all New Yorkers public space and amenities to enjoy.\u201d<\/p>\n<p>The project will undergo land use reviews in 2027, when \u201crobust community engagement will continue,\u201d the NYCEDC said.<\/p>\n<p>News that GFP was selected for the project comes after the real estate firm recently completed another major office-to-residential conversion in the Financial District.<\/p>\n<p>Last week, a joint venture between GFP and Metro Loft <a href=\"https:\/\/commercialobserver.com\/2025\/12\/apollo-gic-25-water-street-office-to-resi-conversion\/\" rel=\"nofollow noopener\" target=\"_blank\">inked an $835 million debt package<\/a> to refinance 25 Water Street, which was transformed from a 1.1 million-square-foot office complex into a 1,320-unit apartment building.
