{"id":6486,"date":"2025-10-17T15:18:18","date_gmt":"2025-10-17T15:18:18","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-ny\/6486\/"},"modified":"2025-10-17T15:18:18","modified_gmt":"2025-10-17T15:18:18","slug":"sl-green-ceo-says-5-4b-times-square-casino-may-get-another-shot","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-ny\/6486\/","title":{"rendered":"SL Green CEO Says $5.4B Times Square Casino May Get &#8216;Another Shot&#8217;"},"content":{"rendered":"<p dir=\"ltr\"><a class=\"tag tag-40616\" href=\"https:\/\/www.bisnow.com\/tags\/sl-green\" target=\"_blank\" data-tag-id=\"40616\" rel=\"nofollow noopener\">SL Green<\/a>\u00a0took a blow this quarter in the casino race, but all hope is not lost, Chairman and CEO\u00a0<a class=\"tag tag-167\" href=\"https:\/\/www.bisnow.com\/tags\/marc-holliday\" target=\"_blank\" data-tag-id=\"167\" rel=\"nofollow noopener\">Marc Holliday<\/a>\u00a0said on the company&#8217;s earnings call Thursday.<\/p>\n<p dir=\"ltr\">The REIT was the first one\u00a0<a href=\"https:\/\/www.bisnow.com\/new-york\/news\/hospitality-entertainment\/manhattan-casino-bids-from-sl-green-silverstein-dead-following-key-votes-130995\" target=\"_blank\" rel=\"nofollow noopener\">voted out<\/a>\u00a0of the competition for a downstate casino license by its community board. SL Green and partners Caesars Entertainment and Jay Z\u2019s Roc Nation proposed building a $5.4B development in the middle of\u00a0<a class=\"tag tag-38124\" href=\"https:\/\/www.bisnow.com\/tags\/times-square\" target=\"_blank\" data-tag-id=\"38124\" rel=\"nofollow noopener\">Times Square<\/a>\u00a0at 1515 Broadway.<\/p>\n<p dir=\"ltr\">In third-quarter filings, SL Green attributes as much as $13.1M in losses to its pursuit of a gaming license, a process that has taken years.\u00a0<\/p>\n<p>                        <img decoding=\"async\" src=\"https:\/\/www.newsbeep.com\/us-ny\/wp-content\/uploads\/2025\/10\/placeholder.png\" loading=\"lazy\" alt=\"Placeholder\"\/><\/p>\n<p>\n      Courtesy of SL Green\n    <\/p>\n<p>\n      A rendering of 1515 Broadway, SL Green&#8217;s original casino pitch\n    <\/p>\n<p dir=\"ltr\">But when asked on the call Thursday if the project is \u201ccompletely dead,\u201d Holliday said the firm may still have a chance.<\/p>\n<p dir=\"ltr\">\u201cThis is still a process playing out,\u201d he said.<\/p>\n<p>That renewed faith follows MGM Resorts&#8217; <a href=\"https:\/\/www.bisnow.com\/new-york\/news\/hospitality-entertainment\/mgm-folds-on-nyc-casino-race-leaving-three-bids-standing-131370\" target=\"_blank\" rel=\"nofollow noopener\">stunning decision to drop out<\/a>\u00a0of the battle for a license this week. Its Yonkers racino was one of four bids to get community approval, but the\u00a0gaming company claimed that changes in government guidance no longer made the project viable.<\/p>\n<p dir=\"ltr\">That leaves three casinos in the running for three licenses but no guarantee that they will receive them. The gaming board, appointed by Gov. <a class=\"tag tag-173384\" href=\"https:\/\/www.bisnow.com\/tags\/kathy-hochul\" target=\"_blank\" data-tag-id=\"173384\" rel=\"nofollow noopener\">Kathy Hochul<\/a>, is expected to make its final decisions by the end of the year.<\/p>\n<p dir=\"ltr\">\u201cThe whole process and the outcome is still unknown,\u201d Holliday said. \u201cHow many bidders will there be? How many licenses will be awarded? And, whether, if any are held back, there will be another shot for casinos in Manhattan or otherwise to come into play.\u201d<\/p>\n<p dir=\"ltr\">He added that 1515 Broadway remains an \u201cextremely valuable asset\u201d and that the office tower on the site is fully leased through mid-2031.<\/p>\n<p dir=\"ltr\">Holliday\u2019s ability to stay upbeat may be assisted by\u00a0his company&#8217;s rosy quarterly results.<\/p>\n<p>SL Green reported funds from operations \u2014 a widely recognized financial measure of REIT performance \u2014 of $1.58 per share, beating the consensus estimate of $1.41. That figure is net of transaction costs related to its casino proposal.<\/p>\n<p dir=\"ltr\">Its FFO was up nearly 39% from the same period in 2024, when it generated\u00a0$1.14 per share.<\/p>\n<p dir=\"ltr\">SL Green has\u00a0been at the forefront of the\u00a0office recovery in the city, where activity is back at prepandemic levels and <a href=\"https:\/\/www.wsj.com\/real-estate\/commercial\/nyc-office-real-estate-market-039c4796\" target=\"_blank\" rel=\"nofollow noopener\">rents for prime space are at all-time highs<\/a>. Despite broader economic uncertainty, the company beat Wall Street\u2019s expectations in both <a href=\"https:\/\/www.bisnow.com\/new-york\/news\/office\/sl-green-execs-say-new-york-is-immune-to-market-volatility-128977\" target=\"_blank\" rel=\"nofollow noopener\">the first<\/a> and\u00a0<a href=\"https:\/\/www.bisnow.com\/new-york\/news\/office\/sl-green-surpasses-1b-for-nyc-debt-fund-ceo-downplays-mamdani-fears-130198\" target=\"_blank\" rel=\"nofollow noopener\">second quarter<\/a>. This one was no different.<\/p>\n<p dir=\"ltr\">The firm signed 52 Manhattan office leases, totaling 658K SF in the third quarter, bringing its occupancy to 92%, up 1% from Q2. That is inclusive of leases signed but not yet commenced. The company\u00a0projects\u00a0that its portfolio will be over 93% occupied by the end of the year.<\/p>\n<p dir=\"ltr\">SL Green has particularly doubled down on <a class=\"tag tag-189710\" href=\"https:\/\/www.bisnow.com\/tags\/park-avenue\" target=\"_blank\" data-tag-id=\"189710\" rel=\"nofollow noopener\">Park Avenue<\/a>, where Holliday predicted\u00a0rents could grow as much as 25% over the next five years. The corridor\u2019s vacancy rate was 11% as of the third quarter, according to <a href=\"https:\/\/assets.cushmanwakefield.com\/-\/media\/cw\/marketbeat-pdfs\/2025\/q3\/us-reports\/office\/manhattan_americas_marketbeat_office_q3-2025_v2.pdf?rev=8af3b44999e74429bbe1bf2c11f7241e\" target=\"_blank\" rel=\"nofollow noopener\">a Cushman &amp; Wakefield report<\/a>, and asking rents\u00a0average $121.40 per\u00a0SF.\u00a0<\/p>\n<p dir=\"ltr\">The company\u00a0announced Wednesday afternoon that it struck a deal to buy <a href=\"https:\/\/www.bisnow.com\/new-york\/news\/office\/sl-green-to-pay-730m-for-park-avenue-tower-131391\" target=\"_blank\" rel=\"nofollow noopener\">Park Avenue Tower for $730M<\/a>\u00a0from Blackstone. Holliday said that in the 12 hours that followed, he has been \u201cinundated with lenders reaching out.\u201d\u00a0<\/p>\n<p dir=\"ltr\">\u201cBond buyers, balance sheet lenders, banks all trying to get their hands on financing this,\u201d Holliday said on the call.\u00a0<\/p>\n<p dir=\"ltr\">He said he expects to borrow $475M for the purchase, financing the rest with equity from its balance sheet.<\/p>\n<p dir=\"ltr\">SL Green is also under\u00a0contract to purchase 346 Madison Ave. and the adjacent site at 11 E. 44th St. for $160M.\u00a0At the site of Brooks Brothers&#8217; former flagship store, the company plans to build a ground-up office development, adding to a <a href=\"https:\/\/www.bisnow.com\/new-york\/news\/office\/bxp-starts-construction-on-2b-midtown-office-tower-with-unnamed-anchor-lined-up-130354\" target=\"_blank\" rel=\"nofollow noopener\">recently rejuvenated<\/a> construction pipeline.\u00a0<\/p>\n<p dir=\"ltr\">Both projects have received inquiries from outside investors, which Holliday said the firm is evaluating to ensure it is \u201cnot leaving any money on the table by bringing in partners too soon.\u201d<\/p>\n<p dir=\"ltr\">Holliday added that there were even more opportunities on the market that SL Green considered.
