{"id":66544,"date":"2025-12-10T10:17:15","date_gmt":"2025-12-10T10:17:15","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-ny\/66544\/"},"modified":"2025-12-10T10:17:15","modified_gmt":"2025-12-10T10:17:15","slug":"vornado-brings-two-new-office-tenants-to-1290-sixth-avenue-commercial-observer","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-ny\/66544\/","title":{"rendered":"Vornado Brings Two New Office Tenants to 1290 Sixth Avenue \u2013 Commercial Observer"},"content":{"rendered":"<p>Two business consulting firms have taken a total of 93,000 square feet at <a href=\"https:\/\/commercialobserver.com\/company\/vornado-realty-trust\/\" title=\"Vornado Realty Trust\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Vornado Realty Trust<\/a>\u2019s office building at 1290 Sixth Avenue.<\/p>\n<p><a href=\"https:\/\/commercialobserver.com\/company\/portage-point-partners\/\" title=\"Portage Point Partners\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Portage Point Partners<\/a> has taken 55,000 square feet, while <a href=\"https:\/\/commercialobserver.com\/company\/protiviti\/\" title=\"Protiviti\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Protiviti<\/a> signed a lease for 38,000 square feet.\u00a0<\/p>\n<p>SEE ALSO: <a href=\"https:\/\/commercialobserver.com\/2025\/12\/law-firm-wolf-popper-signs-13k-sf-lease-at-570-lexington-avenue\/\" rel=\"nofollow noopener\" target=\"_blank\">Law Firm Wolf Popper Signs 13K-SF Lease at 570 Lexington Avenue<\/a><\/p>\n<p>Portage Point Partners is taking portions of the eighth and ninth floors for 10 years at an asking rent of $98 per square foot, according to sources familiar with the deal. The company is relocating from a 22,000-square-foot sublease at Vornado\u2019s 640 Fifth Avenue.\u00a0<\/p>\n<p>Protiviti\u2019s space, on a portion of the building\u2019s 11th floor, is also on a 10-year lease at an asking rent of $98 per square foot, and is also a relocation from another Vornado property, this time from 888 Seventh Avenue. Protiviti had previously moved to 888 Seventh Avenue from 1290 Sixth Avenue.\u00a0<\/p>\n<p>Portage Point Partners was represented by Gary Davies and Kevin McLennan at <a href=\"https:\/\/commercialobserver.com\/company\/cbre\/\" title=\"CBRE\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">CBRE<\/a>. Protiviti was represented by Ben Bass, Lance Yasinsky and Mitch Konsker at <a href=\"https:\/\/commercialobserver.com\/company\/jll\/\" title=\"JLL\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">JLL<\/a>. Vornado was represented in-house on both leases by Ryan Levy, Cooper Grossman and Edward Riguardi, along with a <a href=\"https:\/\/commercialobserver.com\/company\/cushman-wakefield\/\" title=\"Cushman &amp; Wakefield\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Cushman &amp; Wakefield<\/a> team led by Josh Kuriloff and Bruce Mosler.<\/p>\n<p>The new leases put the building at over 90 percent leased, according to <a target=\"_blank\" rel=\"noopener nofollow\" href=\"https:\/\/nypost.com\/2025\/12\/08\/business\/vornados-midtown-tower-more-than-90-leased-after-signing-new-tenants\/\">the New York Post<\/a>, which was first to report the new leases.\u00a0<\/p>\n<p>The renewals come on the heels of Vornado\u2019s $45 million LEED Gold renovation of the building, which included a new lobby designed with Italian marble and a ground-floor fitness center and lounge. Upgrades also included a massive 17th-floor amenities program, set to open in January, which will include a 10,000-square-foot outdoor space and a 15,000-square-foot, double-height lounge and meeting area for tenant use that can hold up to 230 people.<\/p>\n<p>Vornado owns 70 percent of the building, while the <a href=\"https:\/\/commercialobserver.com\/company\/trump-organization\/\" title=\"Trump Organization\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Trump Organization<\/a> holds a passive 30 percent stake.<\/p>\n<p>The 43-story, full-block building between 51st and 52nd streets, initially constructed in 1963 by Emery Roth &amp; Sons, offers over 2.1 million square feet of space.\u00a0<\/p>\n<p>In the midst of Manhattan\u2019s ever-shifting post-pandemic office leasing woes, Vornado has had good fortune with 1290 Sixth Avenue. Law firm Selendy Gay Elsberg (now <a href=\"https:\/\/commercialobserver.com\/company\/selendy-gay-pllc\/\" title=\"Selendy Gay PLLC\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Selendy Gay PLLC<\/a>), which had been subleasing 75,000 square feet on the building\u2019s 17th and 18th floors, moved to a direct lease and expanded in October 2023 to 101,000 square feet across the building\u2019s 18th through 21st floors, as Commercial Observer <a href=\"https:\/\/commercialobserver.com\/2023\/10\/selendy-gay-elsberg-expands-1290-avenue-of-the-americas\/\" rel=\"nofollow noopener\" target=\"_blank\">reported at the time<\/a>.<a href=\"https:\/\/commercialobserver.com\/2023\/10\/selendy-gay-elsberg-expands-1290-avenue-of-the-americas\/\" rel=\"nofollow noopener\" target=\"_blank\">\u00a0<\/a><\/p>\n<p>In January 2024, law firm <a href=\"https:\/\/commercialobserver.com\/company\/king-spalding\/\" title=\"King &amp; Spalding\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">King &amp; Spalding<\/a> signed a lease for 175,000 square feet in the building across the 13th through 15th floors, <a href=\"https:\/\/commercialobserver.com\/2024\/01\/law-firm-king-spalding-relocating-to-175k-sf-at-1290-avenue-of-the-america\/\" rel=\"nofollow noopener\" target=\"_blank\">as CO reported<\/a>, also mentioning that investment management firm <a href=\"https:\/\/commercialobserver.com\/company\/neuberger-berman\/\" title=\"Neuberger Berman\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Neuberger Berman<\/a> held around 400,000 square feet at 1290 Sixth.<a href=\"https:\/\/commercialobserver.com\/2024\/01\/law-firm-king-spalding-relocating-to-175k-sf-at-1290-avenue-of-the-america\/\" rel=\"nofollow noopener\" target=\"_blank\">\u00a0<\/a><\/p>\n<p>In January 2025, <a href=\"https:\/\/commercialobserver.com\/2025\/01\/oaktree-capital-management-lease-vornado-1290-avenue-of-the-americas\/\" rel=\"nofollow noopener\" target=\"_blank\">CO reported<\/a> that investment manager <a href=\"https:\/\/commercialobserver.com\/company\/oaktree\/\" title=\"Oaktree\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Oaktree<\/a> took the building\u2019s entire 12th floor, for 79,000 square feet.<a href=\"https:\/\/commercialobserver.com\/2025\/01\/oaktree-capital-management-lease-vornado-1290-avenue-of-the-americas\/\" rel=\"nofollow noopener\" target=\"_blank\">\u00a0<\/a><\/p>\n<p>Other office tenants in the building include law firm <a href=\"https:\/\/commercialobserver.com\/company\/bryan-cave-leighton-paisner\/\" title=\"Bryan Cave Leighton Paisner\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Bryan Cave Leighton Paisner<\/a>, Columbia University, Fubo TV, <a href=\"https:\/\/commercialobserver.com\/company\/hachette-book-group\/\" title=\"Hachette Book Group\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Hachette Book Group<\/a> and law firm <a href=\"https:\/\/commercialobserver.com\/company\/linklaters\/\" title=\"Linklaters\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Linklaters<\/a>.
