{"id":71019,"date":"2025-12-15T13:29:13","date_gmt":"2025-12-15T13:29:13","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-ny\/71019\/"},"modified":"2025-12-15T13:29:13","modified_gmt":"2025-12-15T13:29:13","slug":"albany-county-gets-ok-to-buy-5-former-saint-rose-buildings","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-ny\/71019\/","title":{"rendered":"Albany County gets OK to buy 5 former Saint Rose buildings"},"content":{"rendered":"<p><img alt=\"The Hearst Center on the former College of Saint Rose campus, seen in July in Albany,\u00a0 is one of the buildings the Pine Hills Land Authority voted to sell to Albany County this week.\u00a0\" loading=\"eager\" fetchpriority=\"high\"   style=\"aspect-ratio:3 \/ 2\" class=\"x100 y100 opc bgpc ofcv bgscv block bg-gray200 mnh0px fill\"\/><\/p>\n<p>The Hearst Center on the former College of Saint Rose campus, seen in July in Albany,\u00a0 is one of the buildings the Pine Hills Land Authority voted to sell to Albany County this week.\u00a0<\/p>\n<p>Lori Van Buren\/Times Union<\/p>\n<p>ALBANY\u00a0\u2014 The Albany County-backed body that owns the former College of Saint Rose campus voted Thursday to sell five of the former school\u2019s buildings to Albany County for $6 million.\u00a0<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/cdn-channels-pixel.ex.co\/events\/0012000001fxZm9AAE?integrationType=DEFAULT&amp;template=design%2Farticle%2Fplatypus_two_column.tpl\" alt=\"\" class=\"x1px y1px vh abs\" aria-hidden=\"true\" width=\"1\" height=\"1\"\/><\/p>\n<p>The buildings are the former events and athletics center at 420 Western Ave., Neil Hellman Library at 392 Western Ave., Hearst Communications Center at 996 Madison Ave., Huether School of Business building at 994 Madison Ave. and the administration building at 1000 Madison Ave.\u00a0<\/p>\n<p class=\"uiTextSmall f aic jcc\">Article continues below this ad<\/p>\n<p>After the college closed in 2024,\u00a0Albany County bought the campus,\u00a0a complex of 72 properties with 92 buildings, for $35 million through a bond issue and turned the properties over to the Albany County Pine Hills Land Authority.\u00a0<\/p>\n<p>The Land Authority voted in July to begin negotiations with the county for the transaction and start a legally required 90-day waiting period before any sale can be approved. An appraisal of the buildings was conducted during that time and found\u00a0the buildings were worth $9.4 million.\u00a0<\/p>\n<p>\u201cThis is all house money, so to speak,\u201d said Land Authority CEO Kevin O\u2019Connor on Friday. \u201cIf we\u2019d sold the buildings for $9 million it would have just brought down the bonded amount by $9 million, and (the county) just chose to bring down the bonded amount by $6 million, so they\u2019ll just have to continue to pay the interest and principal on that money.\u201d\u00a0<\/p>\n<p>Make the Times Union a Preferred Source on Google to see more of our journalism when you search.<\/p>\n<p><a href=\"https:\/\/www.google.com\/preferences\/source?q=timesunion.com\" data-link=\"native\" role=\"button\" aria-label=\"Add Preferred Source\" class=\"td300 cp f aic jcc disabled:cd wsn px24 y40px px16 py8 buttonSm fs13 xs:fs16 xs:buttonLg bg-primaryAccessible hover:o80 c-white disabled:bg-gray300 disabled:c-gray600 border bn tac br2\"><\/p>\n<p>Add Preferred Source<\/p>\n<p><\/a><\/p>\n<p>O\u2019Connor, who was appointed to his position by County Executive Dan McCoy, said he expects the deal to close \u201cimminently.\u201d\u00a0<\/p>\n<p class=\"uiTextSmall f aic jcc\">Article continues below this ad<\/p>\n<p>In total, the county has backed $40 million in bonds for the former campus, with the additional $5 million going toward maintenance and upkeep of the property.<\/p>\n<p>The county is already using much of the space it will purchase\u00a0under a temporary use agreement. The county executive\u2019s office space and the Albany County Sheriff\u2019s Office are among those already located on the campus.\u00a0<\/p>\n<p>The Pine Hills Neighborhood Association supported the sale of the buildings on Western Avenue but not those on Madison Avenue. The county\u2019s \u201cearly expression of interest has made it nearly impossible for any other potential buyers to consider purchasing these highly marketable buildings,\u201d the group said in a statement before the vote.\u00a0<\/p>\n<p>The group had called for a \u201ca pause\u201d on the sale of the three Madison Avenue buildings.<\/p>\n<p class=\"uiTextSmall f aic jcc\">Article continues below this ad<\/p>\n<p>Members of the group hoped the former library and Hearst center could have formed the basis of a larger arts complex.<\/p>\n<p>McCoy, in a statement heralding the purchase, said the deal \u201c(opens) the door to new opportunities for housing, innovation and public use\u201d on the old campus. Both Sheriff Craig Apple and McCoy have said they would keep the spaces in the Hearst Center \u201caccessible to the public,\u201d neighborhood association board member Carolyn Keefe told the Times Union Friday. The building once housed Saint Rose\u2019s music production program and contains sophisticated recording equipment.\u00a0<\/p>\n<p>\u201cTheoretically, they will develop a process for that and make it so you can do that,\u201d Keefe said. \u201cI do know that at least one of the recording studios is currently in use because the county executive uses it to record his podcast.\u201d\u00a0<\/p>\n<p>\u201cWe support temporary uses by Albany County, yet believe there would be greater value to all if these distinctive buildings were put on the market, potentially contributing to our tax base and reducing the burden on City and County residents,\u201d the\u00a0group said in their statement. \u201cThis could diversify the uses of campus buildings and contribute more to neighborhood vitality.\u201d<\/p>\n<p class=\"uiTextSmall f aic jcc\">Article continues below this ad<\/p>\n<p>A spokesperson for McCoy confirmed he does use space in the building to record his show, \u201cAlbany County Direct,\u201d but said efforts to make the space available to the public were a \u201cwork in progress,\u201d and noted that much of the equipment had fallen into disrepair since the college closed last year.\u00a0<\/p>\n<p>The purchase was approved unanimously by the Land Authority\u2019s board.
