{"id":75090,"date":"2025-12-19T01:16:11","date_gmt":"2025-12-19T01:16:11","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-ny\/75090\/"},"modified":"2025-12-19T01:16:11","modified_gmt":"2025-12-19T01:16:11","slug":"law-firm-harris-trzaskoma-inks-16k-sf-deal-at-125-broad-street-commercial-observer","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-ny\/75090\/","title":{"rendered":"Law Firm Harris Trzaskoma Inks 16K-SF Deal at 125 Broad Street \u2013 Commercial Observer"},"content":{"rendered":"<p>Newly formed law firm <a href=\"https:\/\/commercialobserver.com\/company\/harris-trzaskoma\/\" title=\"Harris Trzaskoma\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Harris Trzaskoma<\/a> is set to open its headquarters in Manhattan\u2019s Financial District.<\/p>\n<p>The law firm, which specializes in white-collar defense, internal investigations and civil and criminal trials, signed a long-term lease for 16,051 square feet on part of the 10th floor of 125 Broad Street, according to landlord broker <a href=\"https:\/\/commercialobserver.com\/company\/cushman-wakefield\/\" title=\"Cushman &amp; Wakefield\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Cushman &amp; Wakefield<\/a>.<\/p>\n<p>SEE ALSO: <a href=\"https:\/\/commercialobserver.com\/2025\/12\/san-francisco-office-leasing-q4-ai-boom\/\" rel=\"nofollow noopener\" target=\"_blank\">San Francisco Office Leasing Sees Strong Q4 Amid AI Boom<\/a><\/p>\n<p>The 40-story office tower between FDR Drive and Water Street is owned by law firm Sullivan &amp; Cromwell, which also has its offices on several floors of the property.<\/p>\n<p>The deal represents Harris Trzaskoma\u2019s first and only office in New York City after launching in May, C&amp;W said.<\/p>\n<p>\u201cHarris Trzaskoma\u2019s decision to launch their new firm at 125 Broad Street underscores the enduring appeal of well-operated, institutionally owned office assets in Lower Manhattan,\u201d C&amp;W\u2019s Josh Kuriloff, who brokered the deal for the landlord along with Frank Cento and Richard Nocom, said in a statement.<\/p>\n<p>\u201cThe building continues to attract top-tier professional services tenants who value stability, quality, and an environment that supports long-term growth,\u201d Kuriloff added.<\/p>\n<p>The exact length of the lease and asking rent were unclear, but <a target=\"_blank\" rel=\"noopener nofollow\" href=\"https:\/\/www.nmrk.com\/insights\/market-report\/manhattan-market-reports\">a report from Newmark<\/a> found office rents in Lower Manhattan averaged $58.95 per square foot during the third quarter of 2025.<\/p>\n<p><a href=\"https:\/\/commercialobserver.com\/company\/newmark\/\" title=\"Newmark\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Newmark<\/a>\u2019s Daniel Appel brokered the deal for the tenant.
