{"id":78353,"date":"2025-12-22T20:12:09","date_gmt":"2025-12-22T20:12:09","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-ny\/78353\/"},"modified":"2025-12-22T20:12:09","modified_gmt":"2025-12-22T20:12:09","slug":"coworking-firm-jay-suites-takes-30k-sf-for-first-brooklyn-location-commercial-observer","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-ny\/78353\/","title":{"rendered":"Coworking Firm Jay Suites Takes 30K SF for First Brooklyn Location \u2013 Commercial Observer"},"content":{"rendered":"<p>After setting up shop across Manhattan, coworking firm <a href=\"https:\/\/commercialobserver.com\/company\/jay-suites\/\" title=\"Jay Suites\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Jay Suites<\/a> is ready to take its business to Brooklyn.<\/p>\n<p>Jay Suites, which provides flexible and on-demand office and conference spaces, has signed a lease for 30,000 square feet on the entire second floor of the landmarked Pioneer Building at 41 Flatbush Avenue in Fort Greene, according to the company.<\/p>\n<p>SEE ALSO: <a href=\"https:\/\/commercialobserver.com\/2025\/12\/optimize-topco-505-eighth-avenue\/\" rel=\"nofollow noopener\" target=\"_blank\">Software Testing Company Optimize Topco Takes 12K SF at 505 Eighth Avenue<\/a><\/p>\n<p>The 10-story office and retail building between Lafayette Avenue and Fulton Street is owned by <a href=\"https:\/\/commercialobserver.com\/company\/quinlan-development-group\/\" title=\"Quinlan Development Group\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Quinlan Development Group<\/a> and <a href=\"https:\/\/commercialobserver.com\/company\/building-and-land-technology\/\" title=\"Building and Land Technology\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Building and Land Technology<\/a>.<\/p>\n<p>Called Jay Suites Brooklyn, the space will be the coworking firm\u2019s first location in Brooklyn and 13th spot overall, following <a target=\"_blank\" rel=\"noopener nofollow\" href=\"https:\/\/www.jaysuites.com\/\">Manhattan locations<\/a> from the Financial District up to Midtown East. Jay Suites will take over the space from coworking firm <a href=\"https:\/\/commercialobserver.com\/company\/regus\/\" title=\"Regus\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Regus<\/a>, <a href=\"https:\/\/commercialobserver.com\/2018\/04\/shared-office-provider-spaces-inks-31k-sf-deal-for-first-brooklyn-digs\/\" rel=\"nofollow noopener\" target=\"_blank\">which used the spot for its Spaces brand<\/a>, Jay Suites said.<\/p>\n<p>\u201cThis expansion feels like a natural evolution of who we are and what New York\u2019s workers now expect,\u201d Jack Srour, co-CEO of Jay Suites, said in a statement <a target=\"_blank\" rel=\"noopener nofollow\" href=\"https:\/\/www.jaysuites.com\/blog\/a-brooklyn-first-jay-suites-introduces-a-modern-workspace-inside-a-century-old-landmark\/\">earlier this month<\/a>. \u201cBrooklyn plays by its own rules \u2014 creative, driven, and unapologetically original. Opening our location at 41 Flatbush gives us the chance to build a workspace that reflects that energy.\u201d<\/p>\n<p>The length of the lease and the asking rent were unclear, but a report from Colliers found office rents near Downtown Brooklyn averaged $55.34 per square foot during the third quarter of 2025.<\/p>\n<p>No brokers worked on the deal, as it was a \u201cdirect\u201d negotiation, according to Jay Suites.
