{"id":81818,"date":"2025-12-26T21:27:08","date_gmt":"2025-12-26T21:27:08","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-ny\/81818\/"},"modified":"2025-12-26T21:27:08","modified_gmt":"2025-12-26T21:27:08","slug":"northwind-group-provides-33m-acquisition-financing-for-291-broadway-commercial-observer","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-ny\/81818\/","title":{"rendered":"Northwind Group Provides $33M Acquisition Financing for 291 Broadway \u2013 Commercial Observer"},"content":{"rendered":"<p><a href=\"https:\/\/commercialobserver.com\/company\/william-macklowe-company\/\" title=\"William Macklowe Company\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">William Macklowe Company<\/a> has secured $33 million to purchase 291 Broadway, a historic 19-story office building that spans 127,000 square feet in Lower Manhattan.\u00a0<\/p>\n<p>Ran Eliasaf\u2019s <a href=\"https:\/\/commercialobserver.com\/company\/northwind-group\/\" title=\"Northwind Group\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Northwind Group<\/a> provided the acquisition financing out of the firm\u2019s Northwind Debt Fund III, a closed-end fund.\u00a0<\/p>\n<p>SEE ALSO: <a href=\"https:\/\/commercialobserver.com\/2025\/12\/pmg-fort-lauderdale-sage-intracoastal-residences\/\" rel=\"nofollow noopener\" target=\"_blank\">PMG Lands $115M for Waterfront Fort Lauderdale Condo Tower<\/a><\/p>\n<p><a href=\"https:\/\/commercialobserver.com\/company\/newmark\/\" title=\"Newmark\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Newmark<\/a>\u2019s Jordan Roeschlaub, Adam Spies and Josh King arranged the transaction.<\/p>\n<p>Billy Macklowe, founder of William Macklowe Company, described Northwind in a statement as \u201ca proven entrepreneurial counterparty,\u201d and described the deal as \u201ca bespoke financing solution.\u201d\u00a0<\/p>\n<p>Eliasaf, founder and managing partner of Northwind Group, said in a statement that his firm provided acquisition debt \u201cat an attractive basis\u201d and added that 291 Broadway benefits from both positive in-place cash flow and an efficient layout.<\/p>\n<p>\u201cWe look forward to partnering with William Macklowe Company on the successful execution of this investment and are confident in their ability to position the property for its highest and best use,\u201d he added.\u00a0<\/p>\n<p>291 Broadway is a Beaux Arts building that opened in 1910 during the height of the initial skyscraper boom.
