The early returns show the balance of power in the world&#8217;s most valuable office market has shifted back to landlords.<\/p>\n<p>                        <img decoding=\"async\" src=\"https:\/\/www.newsbeep.com\/us-ny\/wp-content\/uploads\/2025\/10\/placeholder.png\" loading=\"lazy\" alt=\"Placeholder\"\/><\/p>\n<p>\n      Fosun International\u2019s 28 Liberty St., where the New York Attorney General and Stripe expanded their offices in Q4\n    <\/p>\n<p dir=\"ltr\">Companies signed roughly 43M SF of leases for Manhattan office space last year, according to brokerage firm <a class=\"tag tag-39751\" href=\"https:\/\/www.bisnow.com\/tags\/savills\" target=\"_blank\" data-tag-id=\"39751\" rel=\"nofollow noopener\">Savills<\/a>. That is the most of any year since 2014 and 20% more than last year.<\/p>\n<p dir=\"ltr\">Manhattan&#8217;s availability rate hit 13.9% at the end of the year, down from 16.5% in December 2024, according to <a class=\"tag tag-249\" href=\"https:\/\/www.bisnow.com\/tags\/colliers\" target=\"_blank\" data-tag-id=\"249\" rel=\"nofollow noopener\">Colliers<\/a>. That figure was helped along by more than 2.1M SF of office space removed from the market for planned conversions.<\/p>\n<p dir=\"ltr\">\u201cThe year 2025 will be remembered as a watershed moment in the Manhattan office market\u2019s recovery,\u201d <a class=\"tag tag-150121\" href=\"https:\/\/www.bisnow.com\/tags\/franklin-wallach\" target=\"_blank\" data-tag-id=\"150121\" rel=\"nofollow noopener\">Franklin Wallach<\/a>, Colliers&#8217; executive managing director of research in New York, said in a statement. \u201cTenant demand practically matched the pre-pandemic volume while supply has tightened for the longest continuous quarterly period in nearly twenty years.\u201d<\/p>\n<p dir=\"ltr\">The drop in availability has been felt most acutely in the top tier of buildings. Trophy space availability in <a class=\"tag tag-1326\" href=\"https:\/\/www.bisnow.com\/tags\/midtown\" target=\"_blank\" data-tag-id=\"1326\" rel=\"nofollow noopener\">Midtown<\/a> has fallen to 3.4%, according to Savills, pushing asking rents for those buildings up 12% from last year to $191 per SF.<\/p>\n<p dir=\"ltr\">With the best-quality space in such short supply \u2014 and millions of square feet of older space being taken off the market \u2014 the pool of landlord winners is finally growing.\u00a0<\/p>\n<p dir=\"ltr\">Class-B asking rents in Manhattan hit a record $68.61 per SF in the fourth quarter, up 1.1% from Q3, according to Colliers. Class-C office landlords pushed their asking rates up by 3.4%.<\/p>\n<p dir=\"ltr\">While Manhattan&#8217;s overall asking rents are still slightly below their pre-pandemic status, they went up 3.5% year-over-year, driven by some lower-cost blocks being leased up or removed from the market and other landlords raising their asking rates, per Colliers.<\/p>\n<p dir=\"ltr\">But while asking prices are coming up across the board, the vast majority of companies are still choosing the best buildings: 70% of leases signed in Q4 were at trophy and Class-A properties, according to Savills, despite making up roughly 58% of the inventory.<\/p>\n<p dir=\"ltr\">But the geography of where those deals are getting signed \u2014 and who is signing them \u2014 also expanded toward the end of last year.\u00a0<\/p>\n<p dir=\"ltr\">Downtown Manhattan had its best three-month period for leasing activity since 2019 in Q4, fueled by <a href=\"https:\/\/www.bisnow.com\/new-york\/news\/office\/moodys-to-relocate-global-headquarters-out-of-world-trade-center-132501\" target=\"_blank\" rel=\"nofollow noopener\">Moody&#8217;s 460K SF lease<\/a> to move to <a class=\"tag tag-32977\" href=\"https:\/\/www.bisnow.com\/tags\/brookfield-place\" target=\"_blank\" data-tag-id=\"32977\" rel=\"nofollow noopener\">Brookfield Place<\/a> and the New York Attorney General&#8217;s <a href=\"https:\/\/www.bisnow.com\/new-york\/news\/deal-sheet\/mack-real-estate-acquires-chetrit-owned-hudson-yards-site-the-ny-deal-sheet-132573\" target=\"_blank\" rel=\"nofollow noopener\">378K SF renewal and expansion<\/a> at 28 Liberty St.\u00a0<\/p>\n<p dir=\"ltr\"><a class=\"tag tag-35145\" href=\"https:\/\/www.bisnow.com\/tags\/midtown-south\" target=\"_blank\" data-tag-id=\"35145\" rel=\"nofollow noopener\">Midtown South<\/a> benefited from the return of tech to the leasing market, with Monday.com, <a class=\"tag tag-109073\" href=\"https:\/\/www.bisnow.com\/tags\/robinhood\" target=\"_blank\" data-tag-id=\"109073\" rel=\"nofollow noopener\">Robinhood<\/a> and Rippling all signing deals of 125K SF or more in the submarket. Artificial intelligence companies leased 1M SF combined over the year, the vast majority of which was concentrated in the tech-heavy part of town, according to Savills.<\/p>\n<p dir=\"ltr\">While high interest rates and pockets of distress are still causes for landlord concern, there is heavy optimism that the momentum will continue into 2026. The first two major office towers to rise since the pandemic broke ground last summer from <a href=\"https:\/\/www.bisnow.com\/new-york\/news\/office\/new-deloitte-office-hq-scores-16b-construction-loan-132544\" target=\"_blank\" rel=\"nofollow noopener\">Related at 70 Hudson Yards<\/a> and <a class=\"tag tag-173355\" href=\"https:\/\/www.bisnow.com\/tags\/bxp\" target=\"_blank\" data-tag-id=\"173355\" rel=\"nofollow noopener\">BXP<\/a>. Several other developers \u2014 including <a class=\"tag tag-40616\" href=\"https:\/\/www.bisnow.com\/tags\/sl-green\" target=\"_blank\" data-tag-id=\"40616\" rel=\"nofollow noopener\">SL Green<\/a>, <a class=\"tag tag-31029\" href=\"https:\/\/www.bisnow.com\/tags\/vornado\" target=\"_blank\" data-tag-id=\"31029\" rel=\"nofollow noopener\">Vornado<\/a>, <a class=\"tag tag-40157\" href=\"https:\/\/www.bisnow.com\/tags\/rxr\" target=\"_blank\" data-tag-id=\"40157\" rel=\"nofollow noopener\">RXR<\/a> and <a class=\"tag tag-260\" href=\"https:\/\/www.bisnow.com\/tags\/extell-development\" target=\"_blank\" data-tag-id=\"260\" rel=\"nofollow noopener\">Extell Development<\/a> \u2014 are gearing up to start building new towers.<\/p>\n<p>Tenants also seem to be coming to grips with the new dynamic.
