The program will also advise them how to present rental or hosting income to mortgage lenders when buying a house.\u201d<\/p>\n<p>The Pathways to Homeownership program offers workshops and individual counseling tailored to documenting <a href=\"https:\/\/www.housingwire.com\/articles\/non-qm-loans-gig-economy\/\" rel=\"nofollow noopener\" target=\"_blank\">gig and self-employment<\/a> income for mortgage approval.<\/p>\n<p>Participants also receive guidance on accessing city, state and private <a href=\"https:\/\/www.housingwire.com\/articles\/down-payment-resource-reports-record-breaking-dpa-availability\/\" rel=\"nofollow noopener\" target=\"_blank\">down payment assistance<\/a> programs \u2014 along with training on sustaining ownership, avoiding foreclosure and building equity.<\/p>\n<p>\u201cHomeownership is one of the strongest pathways to building long-term financial stability and generational wealth, but too often low- and middle-income New Yorkers without traditional income sources have been shut out of the American Dream,\u201d said Warren Gardiner, Airbnb New York senior policy manager. \u201cWe\u2019re committed to supporting the NYC Housing Partnership in making homeownership a reality for New Yorkers to further the work they have been integral to for decades across New York City.\u201d<\/p>\n<p>The initiative expands the Housing Partnership\u2019s existing HUD-approved Homeownership Counseling Program, which has operated since 2005 and serves low- to moderate-income New Yorkers. <\/p>\n<p>\u201cWe partner with labor unions, organizations representing gig economy workers and community and faith-based organizations to reach target populations with financial coaching, subsidy navigation and ongoing post-home purchase counseling to sustain mortgages, accelerate equity growth and build intergenerational wealth,\u201d Smarr added. \u201cThis helps create knowledgeable and default-resilient buyers ready for a lifetime of homeownership.\u201d<\/p>\n<p>The organization also offers a landlord and tenant training program for buyers purchasing homes with rental units, which is required for certain Community Reinvestment Act mortgage products.<\/p>\n<p>Funded in part through the Airbnb partnership, the Housing Partnership continues its broader mission of creating and preserving affordable housing across New York City. <\/p>\n<p>The nonprofit \u2014 now in its 44th year \u2014 has worked with private developers, financial institutions and government agencies to help create and preserve nearly 100,000 low- and moderate-income housing units in the city\u2019s five boroughs.<\/p>\n","protected":false},"excerpt":{"rendered":"According to the Housing Partnership, the program is expected to support approximately 1,000 workers each year. \u201cThe lack&hellip;\n","protected":false},"author":2,"featured_media":94136,"comment_status":"","ping_status":"","sticky":false,"template":"","format":"standard","meta":{"footnotes":""},"categories":[6],"tags":[1586,13382,32130,4926,9,24,11,10],"class_list":{"0":"post-94135","1":"post","2":"type-post","3":"status-publish","4":"format-standard","5":"has-post-thumbnail","7":"category-new-york","8":"tag-affordability","9":"tag-airbnb","10":"tag-homebuyers","11":"tag-hwmember","12":"tag-new-york","13":"tag-new-york-city","14":"tag-new-york-headlines","15":"tag-new-york-news"},"_links":{"self":[{"href":"https:\/\/www.newsbeep.com\/us-ny\/wp-json\/wp\/v2\/posts\/94135","targetHints":{"allow":["GET"]}}],"collection":[{"href":"https:\/\/www.newsbeep.com\/us-ny\/wp-json\/wp\/v2\/posts"}],"about":[{"href":"https:\/\/www.newsbeep.com\/us-ny\/wp-json\/wp\/v2\/types\/post"}],"author":[{"embeddable":true,"href":"https:\/\/www.newsbeep.com\/us-ny\/wp-json\/wp\/v2\/users\/2"}],"replies":[{"embeddable":true,"href":"https:\/\/www.newsbeep.com\/us-ny\/wp-json\/wp\/v2\/comments?post=94135"}],"version-history":[{"count":0,"href":"https:\/\/www.newsbeep.com\/us-ny\/wp-json\/wp\/v2\/posts\/94135\/revisions"}],"wp:featuredmedia":[{"embeddable":true,"href":"https:\/\/www.newsbeep.com\/us-ny\/wp-json\/wp\/v2\/media\/94136"}],"wp:attachment":[{"href":"https:\/\/www.newsbeep.com\/us-ny\/wp-json\/wp\/v2\/media?parent=94135"}],"wp:term":[{"taxonomy":"category","embeddable":true,"href":"https:\/\/www.newsbeep.com\/us-ny\/wp-json\/wp\/v2\/categories?post=94135"},{"taxonomy":"post_tag","embeddable":true,"href":"https:\/\/www.newsbeep.com\/us-ny\/wp-json\/wp\/v2\/tags?post=94135"}],"curies":[{"name":"wp","href":"https:\/\/api.w.org\/{rel}","templated":true}]}}
