{"id":95016,"date":"2026-01-09T18:42:15","date_gmt":"2026-01-09T18:42:15","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-ny\/95016\/"},"modified":"2026-01-09T18:42:15","modified_gmt":"2026-01-09T18:42:15","slug":"law-firm-gibson-dunn-renews-362k-sf-in-metlife-building-commercial-observer","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-ny\/95016\/","title":{"rendered":"Law Firm Gibson Dunn Renews 362K SF in MetLife Building \u2013 Commercial Observer"},"content":{"rendered":"<p>Law firm <a href=\"https:\/\/commercialobserver.com\/company\/gibson-dunn\/\" title=\"Gibson Dunn\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Gibson Dunn<\/a> has renewed its 361,569-square-foot lease at the Irvine Company\u2019s 200 Park Avenue, according to a fourth-quarter office report from <a href=\"https:\/\/commercialobserver.com\/company\/cbre\/\" title=\"CBRE\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">CBRE<\/a>.<\/p>\n<p>The global commercial litigation giant has been in the office tower \u2014 better known as the <a href=\"https:\/\/commercialobserver.com\/company\/metlife\/\" title=\"MetLife\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">MetLife<\/a> Building \u2014 near Grand Central Terminal since the establishment of its New York City offices in 1982.<\/p>\n<p>SEE ALSO: <a href=\"https:\/\/commercialobserver.com\/2026\/01\/clown-car-lease-east-village-bar-31-second-avenue\/\" rel=\"nofollow noopener\" target=\"_blank\">Nightlife and Hospitality Operator Clown Car to Open New East Village Bar<\/a><\/p>\n<p>CBRE, the exclusive leasing agent for the building, did not immediately disclose the asking rent, the length of the lease, or any brokers tied to the deal. The average office asking rent in Midtown during the fourth quarter of 2025 was $84.24 per square foot, <a target=\"_blank\" rel=\"noopener nofollow\" href=\"https:\/\/www.cbre.com\/insights\/figures\/manhattan-midtown-office-figures-q4-2025\">according to CBRE\u2019s report<\/a>.<\/p>\n<p>Gibson Dunn declined to comment.<\/p>\n<p>Other tenants in the 59-story building include law firm Winston &amp; Strawn, which renewed its 237,815-square-foot lease <a href=\"https:\/\/commercialobserver.com\/2024\/12\/winston-strawn-renews-metlife-building\/\" rel=\"nofollow noopener\" target=\"_blank\">in December 2024<\/a>, and restaurant group La Pecora Bianca, which signed an 11,300-square-foot deal for an Italian eatery called Giulietta on the ground floor <a href=\"https:\/\/commercialobserver.com\/2024\/10\/la-pecora-bianca-guilietta-metlife-building\/\" rel=\"nofollow noopener\" target=\"_blank\">in October 2024<\/a>.<\/p>\n<p>Insurance giant MetLife itself continues to have a 400,000-square-foot presence in the tower as well, signing an 11-year renewal <a href=\"https:\/\/commercialobserver.com\/2023\/12\/metlife-extension-metlife-tower\/\" rel=\"nofollow noopener\" target=\"_blank\">in December 2023<\/a>.
