It may not be an exaggeration to say that one of the most sought-after places to live in the Lehigh Valley is South Third Street in downtown Easton.

Whenever a new place opens its doors to residents, it sells out in a hurry.

On Thursday, Serfass Cos. unveiled the sales office for the Residences at The Lynden. When completed in 2027, the seven-story building at 101 S. Third will feature 73 luxury condominiums ranging in size from one-bedroom to penthouse.

Company partner Matthias Fenstermacher said the sales gallery has been open one day, and two units have already sold. For those who want to make an appointment to see the model unit, a waiting list stretches into next month.

“It’s been an incredible 24 hours for us, as going live, getting ready, and seeing the pent-up demand,” said Fenstermacher, who is partners with Kevin Serfass in the North Whitehall Township company. “We just went live yesterday with the sales gallery and we have an incredible amount of appointments until sometime in March.”

Fenstermacher said this is the largest condo project in the Lehigh Valley “in decades.”

The Lynden will share space along Third Street with two City Center Group apartment buildings — the Marquis at 27 S. Third, and the Confluence, which is nearing completion at the northwest corner with Larry Holmes Drive.

Those two buildings feature rentals, which has been the majority of urban residential construction in the Valley. City Center said the Marquis has sold out since opening last year, and anticipates the same for the Confluence, which will start taking residents in May. They have about 550 units combined.

Fenstermacher said he and Serfass thought the time was right to offer for-sale units.

“It’s a risk, right?” Fenstermacher said. “You’re creating something that doesn’t exist. So whenever you do that, you have to do your homework and really have that gut feeling that what you’re going to build, people are going to want to buy.

“We think there might be that inflection point. People are ready to buy in an urban environment.”

Ground is scheduled to be broken in June. The building will replace a Fidelity Bank branch that will move to a 2,500-square-foot commercial space on The Lynden’s first floor.

The complex features 15 one-bedroom, 36 two-bedroom and 22 three-bedroom units that include nine penthouses. Sizes range from 950 to 2,100 square feet.

Prices begin at $370,000 for a one-bedroom, with penthouse units going for more than $1 million, according to Serfass.

Amenities will include a rooftop terrace with panoramic views, a club room, and a courtyard garden for meditation and relaxation.

The Lynden will have 40 on-site parking spots, plus 40 additional spots at a neighboring parking garage.

Fenstermacher said Searfass Cos. is ready to build more such buildings in the Lehigh Valley.

“We are guys that do this a lot, just not in this space,” he said. “This is the first endeavor, but if this is successful — which we think it will be — we will be doing more.”
