UPPER NAZARETH TWP., Pa. – An investment firm has spent $7.7 million on a nearly 11-acre property in what’s becoming the hottest section of real estate in Northampton County.
Crosswest Capital scooped up the site at 3367 Gun Club Road in Upper Nazareth Township.
The property includes several industrial buildings totaling 25,000 square feet spread across 10.9 acres.
Titan Formwork Systems, which makes concrete formwork and concrete framing systems for construction companies, is a current tenant.
County property records list the buyer as Crosswest Beech Nazareth, an LLC with a Chicago-area mailing address.
Crosswest Capital touts the sale on its website, saying the purchase was made in partnership with Copper Beech Real Estate Capital.
Crosswest has offices in Chicago and New York City. The company said it acquires and manages industrial real estate properties across “major logistics markets” in the U.S.
The only other acquisition listed on its website is an industrial property in Carlisle, Pa.

But Northampton County property records show an LLC with a similar name- Crosswest Beech Easton, also based in the Chicago area- recently purchased 1200 Conroy Place in Forks Township, the former home of Easton Coach.
The property at 3367 Gun Club Road is adjacent to a massive warehouse that sold for $158 million in February.
The buyer was BV1 East Valley Logistics Park LLC.
The logistics company Western Post is the current tenant.
The sale, one of the largest in recent Lehigh Valley history, included the more than one-million square-foot warehouse, as well as nearly 83-acres of land.
