If you’ve been thinking about buying a house in the Erie area, now might be the best time to make a move.

According to Realtor.com’s “Hottest Housing Markets” list, numbers from June show Erie, PA has the second best housing market in the country behind Hartford, Connecticut.

Selling time is short and average house prices are low compared to the rest of the nation.

Local real estate professionals have taken notice and said it’s a significant switch in what’s typically been a tough market.

 Erie housing market ranked second hottest in the country during June 

“The 2nd quarter of 2026 stats just came out and 2026 over 2025 is up quite a bit,” said Trevor Thompson, sales VP for Coldwell Banker. “8% more new listings this year than last quarter, median sales are up 7.3%, median net price is up 10%.”

Realtor.com says Erie has attracted over three times the national average of property viewers and the average house sells in just 29 days. The website also reports the average price of a home in Erie is almost half of the national average, coming in at about $239,000. 

Local realtors and loan officers in the area confirmed that now is as good a time as any if you’re looking for that permanent home in Erie.

“I see the inventory staying where it’s at and the amount of buyers staying where it’s at so competition is there. I don’t see it leaving anytime soon,” said realtor Caleb Kowalczyk.

“The inventory has just been low in the Erie area so there’s a high demand for people in this area because it is an affordable area compared to other places in the country,” said Nick Cacchione, a loan officer with Select Mortgage.

Local real estate professionals said more and more people have been trying to move to Erie from other cities and states due to those much lower housing costs.

“It’s kind of good to know though; people want to be where we’re at, so it is encouraging,” Thompson said.

Realtors have also noticed an increased diversity of people moving into the city.
