Lehigh Valley mobile home park Red Maple Acres is sold for a tidy profit

A mobile home park in Lower Macungie Township has been sold for the second time in 2½ years.

Red Maple Acres was acquired in June by Red Maple Acres Management LLC for $30.5 million, according to Lehigh County property records. The address on the record is the same as GSP Management Co., based in Morgantown, Berks County.

The seller was ARX Communities, which purchased the 36-acre, 203-lot park located at 1190 Grange Road in February 2024 for $10.4 million.

Built in 1960, Red Maple Acres was owned for many years by Mayo Homes.

Lower Macungie is currently reviewing a proposed expansion of Red Maple. ARX submitted plans to expand the site by 6.5 acres on the property’s eastern edge, adding 36 new mobile home units. The proposal also calls for a loop road and through road, new parking, stormwater management, landscaping and lighting.
