LEHIGH VALLEY, Pa. – Home prices are hitting record highs in the Lehigh Valley.
According to the Greater Lehigh Valley Realtors (GLVR) association, the median sales price for homes in Lehigh and Northampton counties hit $385,000 in June. That’s an increase of more than 4% from a year ago, and also a new record.
The previous record- $375,000- was first recorded in July of 2025 and matched again this past May.
Prices in Carbon County hit a new record as well: the median sales price there jumped to $306,000 last month. That’s up more than 11% from a year ago.
Housing supply remains tight. The months’ supply of inventory for Lehigh and Northampton counties was 1.4 months, GLVR said. The figure is an assessment of how long it would take to sell all available homes in a market if no new listings were added. In other words, if no more homes in Lehigh and Northampton counties were put up for sale, what’s already on the market would be gone in less than a month and a half.
A healthy months’ supply of inventory is typically five to six months.
Also, homes in the Lehigh Valley sold in about 19 days, on average, last month. New listings increased just under three percent to 853 listings, GLVR said.
