PALMER TWP., Pa. – A preliminary/final land development plan for the second phase of a major project was tabled at the applicant’s request Tuesday night at the Palmer Township Planning Commission meeting.
The Easton Area School District is proposing to build a new high school at 2601 William Penn Highway and South Greenwood Avenue. The redevelopment would replace the existing high school with a new 250,444—square-foot building and new parking lots. The site would maintain two access points from South 25th Street and William Penn Highway.
The project’s second phase scheduled for review Tuesday night focused on the new high school and current building demolition on the 45.7-acre parcel. The high school campus and its associated facilities span currently two adjacent parcels. The eastern parcel contains the existing school building, most of the parking areas and several athletic facilities.
The project’s first phase, approved previously, focused on the construction of a new sports field complex adjacent to South Greenwood which consists of 32 acres. That phase included the relocation of the sports fields and the construction of three new baseball/softball fields, five tennis courts, a fieldhouse, bleachers, scoreboard, concessions, ticketing building and new pathways.
The project’s cost is estimated at $298 million.
Director of Planning Craig Beavers said no continuation date has been established.

Chick-fil-A
Planners also tabled a preliminary land development plan for a Chick-fil-A restaurant proposed for 601 S. 25th St. The plan scheduled for review Tuesday night is the applicant’s second submission for the site, and like the original, calls for the demolition of an existing Rite Aid facility.
The restaurant will encompass 5,483 square feet of floor area and two lanes for drive-thru service. Site improvements will include internal access drives, a parking lot, pedestrian sidewalks, a stormwater management system, landscaping, lighting, public water supply and sanitary sewer.
Access to the site include separate entrance and exit driveways which connect to a shared parking lot access drive within the Palmer Town Centre shopping plaza. The existing shared access between the former Rite Aid and a Wawa store to the south would be eliminated.
The former Rite Aid sits vacant, with a Wawa convenience store and fueling station adjacent to the site.
