There aren’t many country houses where a Thursday night pickup game can include former NBA players. Merrick Farm, a 13,000-square-foot estate in Bucks County, Pennsylvania, is one of them.
The property was custom-built in 2009 by Mike Hagan, a longtime local entrepreneur and Saint Joseph’s University alumnus and patron, and his wife, Joyce, per reports. Hagan, who later co-founded private equity firm Hawk Capital Partners, bought the roughly three-acre Merrick Drive property in 2006 for $610,000 and built the estate with an unusually serious sports setup in mind.
According to listing broker Revi Haviv, Hagan hosts weekly games on the full-size indoor court in a massive sports barn. Ryan Arcidiacono, the former Villanova standout and NBA player, has trained at Merrick Farm, while Jameer Nelson, the former NBA All-Star and Saint Joseph’s alum who now serves as the 76ers’ executive vice president of basketball operations, has joined the games. Former NBA players Nate Blackwell and Tim Perry, both Temple alumni, have also made appearances.

Merrick Farm sits on roughly three acres in Upper Makefield, surrounded by trees and preserved farmland. The stately main house, built in 2009 and designed by Gacek Design Group, looks much like a traditional Pennsylvania country estate, with a stone exterior, slate roof, dormer windows, and landscaped grounds.
Interiors feature wide-plank wood floors, paneled walls, exposed beams, and lots of custom stonework. A sweeping staircase runs through the center of the house, while the main rooms open toward the gardens. The 12,953-square-foot house has seven bedrooms and 11 bathrooms.

There’s a large kitchen with a wood island and marble countertops, along with a library, formal dining room, and bedroom with a stone fireplace. Downstairs, the house shifts more toward entertaining, with a wine cellar that can hold more than 3,000 bottles, a bar, a gym, a golf simulator, and an indoor putting green.
The sports barn is what gives Merrick Farm its particular twist, however. The full-size court sits beneath a high timber ceiling and can be used for basketball, pickleball, and tennis. Jerseys and college pennants cover the walls, while a lounge at one end has a bar with leather seating, TVs, and more sports memorabilia.

A resistance exercise pool with an underwater treadmill, along with locker rooms and steam facilities, rounds out the setup. Outside, the estate’s rural setting includes manicured lawns, flowering gardens, stone terraces, and open farmland.
Merrick Farm is currently asking just under $11 million with Compass.
