Crow Holdings Development has completed nearly 104,000 square feet of new warehouse and logistics space in Northeast Philadelphia, the latest addition to its portfolio in the region.
Located at 2748 Grant Ave., the single-story building has 32-foot clear ceiling heights and 32 loading dock doors, including 17 that are fully equipped, as well as two drive-in doors and parking for 99 vehicles. It also includes LED lighting, an ESFR sprinkler system, gas-fired HVAC units and 2,000-amp electrical service, while it’s just off Route 1 and provides easy access to Interstate 95, the Pennsylvania Turnpike, Center City Philadelphia and major logistics hubs such as PhilaPort and Philadelphia International Airport.
Crow Holdings is marketing the 103,500-square-foot facility for lease alongside JLL’s Kyle Lockard, Jeff Lockard, Larry Maister and Mitch Russell, noting that it benefits from Philadelphia’s 10-year tax abatement program.
“Crow Holdings Development continues to be at the forefront of replacing obsolete industrial properties and bringing new investment into Northeast Philadelphia,” said Johanna Chervak, a director with CHD. “We are proud to deliver another first-class industrial facility here, one that reflects our commitment to developing high-quality properties in strategically located markets.”
Oline Construction served as the development’s general contractor, according to a news release. Other key partners included Klehr Harrison Harvey Branzberg LLP, BL Cos. and M+H Architects.
“This offering provides a user the rare opportunity to occupy a standalone, Class A warehouse in the City of Philadelphia, with access to a population totaling more than 6.1 million people within a 60-minute drive-time,” Lockard said.
Set on just under 10 acres, the move-in ready building is now among more than 5.3 million square feet of new industrial inventory that CHD has introduced in the region since 2020, the news release said. Its portfolio also includes a second Grant Avenue property, leased by Amazon, while the firm recently developed a facility on McNulty Road that’s fully occupied by Martin Brower.
Directly across the Delaware River, the newly completed, LEED-certified Crow Holdings at 6A, at 1804 River Road in Burlington Township is partially occupied by GMB North America with 138,000 square feet available for immediate occupancy, the firm said. Additionally, CHD has more than 3 million square feet of new construction planned and in progress across New Jersey, New York and Pennsylvania.
